A Home Inspector License will be required to perform a Home Inspection in New Hampshire as of January 2010.

What is a NH Home Inspection?
“Home inspection” means the process by which an inspector visually examines the readily accessible systems and components of a home and which describes those systems and components in accordance with CHAPTER Home 600 STANDARDS OF PRACTICE
Home Inspection Reports in NH will be required to comply with 8 requirements listed in
Home 603.01(a)-(h)
NH Home Inspector definitions include the terms:
“Inspect” means to examine any system or component of a building in accordance with Home 600, using normal operating controls and opening readily accessible covers.
“Describe” means to identify (in writing) a system or component by its type or other distinguishing characteristics.
“Report” means communicate in writing.
“Significantly deficient” means unsafe or not functioning.
“Further evaluation” means examination and analysis by a qualified professional, tradesman, or service technician beyond that provided by the home inspection.
“Unsafe” means a condition in a readily accessible, installed system or component that is judged to be a significant risk of bodily injury during normal, day-to-day use; the risk may be due to damage, deterioration, improper installation, or a change in accepted residential construction standards.
Expect to see these terms in Home Inspection Reports as of January 2010 if you are not already seeing them today.
NH is not requiring a specific home inspection report format as is the case in TX. However, with an official list of definitions and 8 report requirements, there should be some form of consistency amongst home inspection reports.
The reporting requirements for MA are significantly different than NH so inspectors that are licensed to perform inspections in both States will need to be aware of the differences and write the home inspection report according to State requirements.
