Recently I read an article from Money about 5 ways you could be taken by Metro Detroit real estate agents, mortgage lenders, and Metro Detroit home inspectors. They actually didn't single out Metro Detroit but were saying nationwide.
What Money basically said is that there is a conflict of interest of a real estate agent referring a home inspector. I do agree with them in some ways and other ways I don't. Money said that we as Realtors "prep" the home inspector what to say. Basically the article synopsis (in my opinion) was that real estate agents were crooked, and just want the deal to close no matter what.
I take objection to that. Of course we want the house deal to close. After all that is what our clients want, that's why they put an offer in on the house. They want to buy the house. Much of my business comes from referrals. I want my buyers to be happy with their house. I want them to be happy with the home inspector. I want the home buyer to be happy in the house for years to come.
But I think Money sensationalized some of it. Sure I believe there are agents that are unscrupulous and do that, but to paint all real estate agents that way is poor journalism. As a real estate agent I don't want to stay at the Metro Detroit home inspection. I want it to be between the home inspector and the buyer. Let them decide what is important and what is not.
Then we go back to the seller with an addendum asking for money, repairs, or to stop the deal. I have clients walk away from homes because of major deficiencies in the home. A good Metro Detroit home inspector is worth his weight in gold.
I honestly don't care who the client wants to do the home inspector. I think this year I have had about 9 or ten different inspectors. If they ask me I give them three or four to chose from and on my metro Detroit real estate site I have ten or so inspectors I list. I have even written a blog with over 7 different inspectors that I have used and some that I haven't used. There are all sorts of inspectors. I honestly believe different inspectors tend to focus on different things. Some I think are good some are not. I recently stopped using a company because I got complaints on them.
The bottom line is that the good real estate agents do want a good home inspection and they don't necessarily refer somebody that is just going to "pass" the house. My clients satisfaction of the home in the years to come is my key to my success in this business and it didn't come from recommending bad home inspectors.
