Brea Single Family Homes for June 2009:Downtown Brea, California

  • 67  re-sale homes were  for sale, almost the same as last month at 68 yet down 17% from two months ago at 81 and 65/94/ respectively for the past few months.   
  • 20 pending sales & back-ups, almost the same as 23 last month at 18 and compared to 25/12/20/16/36/30/27/27/24 prior months.  
  • 22 homes closed in June compared up from 15 last month & compared to  24/29/12/13/20/11/28/30/24/20/14/21 respectively in the prior 12 months. 
  • Average selling price for June was $482,668 (compared to $537,480 last month) for a home with an average of 1843 (slightly smaller than May) square feet.
  • The average days on the market was 53, compared to 70 in May. 

Brea Condo Sales Activity for June 2009:

  • Only 10 Brea condo/town-homes were for sale, compared to 14/16/14/6/12/9/13 in the past few months. 
  • 4 pending sales/back-ups went into escrow, compared to 6/3/3/1/4/3/1/5/7/2/1/1/ in prior months. 
  • 2 condos closed  escrow in June compared to 1/2/6/0/5/3/4/2/5/4/2/2/0 respectively in preceding months.

Comparing Brea Home Sales for Six Months Jan./June 2008 to Same Time 2009:

  • 2008 ~ 121 Brea Sales Closed, $520,800 Average Sales Price, $298.15 Sq. Ft., 89 Days on Market, and a minimum of 19% of the sales were identified as a *"distressed sale".
  • 2009 ~ 140 Brea Sales Closed, $531,000 Average Sales Price, $262.36 Sq. Ft., 80 Days on Market, and a minimum of 39% of the closings were identified as "distressed sales".

Lynda - clearly your Brea real estate market is shifting in some different ways. We are seeing changes as well, from month to month. OUr inventory hasn't shifted much in the last month or so. Hard to say what the trend is.

Hi Jeff ~ It's similar here too, our numbers look reasonably close for the past 60-90 days. I will say our activity has certainly increased, we are seeing far more mulitiple offers now. Especially in the $500,000 and under price range.

These certainly are encouraging signs.  I think it will be interesting to see how the next 3 months play out.  I think the joblessness may have an impact.. but we shall see if that comes to pass.
