MLS pet peeve, part 2

By
Real Estate Agent with Long & Foster

A while back I wrote a blog about my mls pet peeve, which happens to be terrible or the lack of pics that agents include in their mls listings. I am currently working with a buyer that has certain criteria that they want and do not want to preview any houses that dont include these, open floor plan, wood floors. Sounds easy right? Well it seems that agents arent marking these down, why wouldnt you atleast put wood floors in your listing, its a great selling point. I would eliminate these houses from my search for them and then show the houses to other clients and have to go back and add the houses again. It also makes me think that if their were more than one picture to these listings I could have figured out these things on their own. i am really not a bitter person, but it can help your listings sell if you list their selling points and show a few pics. Thanks

'Don't know if you saw my two posts on this very topic a week or two ago, but this is a very controversial subject.  Some of the commenters felt strongly that "ugly" photos deter potential buyers and others felt that "ugly" photos are better than none.  Over the course of my career, I've felt both ways at different times.

Recent results, however, have supported your position that photos - any photos - are critical to a sale.  Some buyers don't care if the property is a mess because they're just looking for the open layout, as you mentioned, a private back yard, or a home that will accommodate a large piece of furniture like a piano.

I would bet a listing without photos has far fewer click throughs than a listing with even one image. I don't understand why a realtor would even bother adding a listing that they don't plan on submitting photos as well. The percentage of buyers doing research on the net should warrant this fact.
