The amount of homes on the market in the Ann Arbor Area has doubled; we still sell approximately the same amount of homes each year.  Our days on the market have increased. The "Big 3" started restructuring and laying off people in 2001.

These are just an April comparison for the last 9 years. April is typically the beginning of our Spring Market in Ann Arbor Area and when we see the most activity.

Bottom line, we need more businesses and people to move into Ann Arbor and Washtenaw County to absorb the inventory.

Yet there are still new subdivisions going up.  I know a lot of people trying to sell right now, Pfizer mostly, who can't simply because someone can buy a brand new house for the same price in the same sub or just down the street.  At what point do the developers stop building new and wait for the place to stabilize?

 

Did Wexford ever decide to bail on Saline Township?  Did they ever think, pre or post-Pfizer, they'd sell 4,000 units in any short period of time?  We're at the point of urban decay if developers continue building while homes sit vacant and inventory levels high.

Most of the builders I know have slashed their inventory dramatically. Every builder in Saline is now offering lots at bottom line prices for independant, small builders.

Re-sellers are finding it hard to compete with new construction due to all the incentives the builders are offering.

The Pfizer homes on the market are forcing the market downward, and I am hearing about some really low offers coming in on top of that. Yikes.

I don't know anything Wexford is doing, but he is a excellent builder in our area. I have sold and listed a number of his homes over the years.

My market place is also experiencing a high inventory level and probably will be for the rest of the year.  People buying in my area  have to commute 45-90 minutes to work.   With the price of gas climbing I expect that too will have a negative effect.

Jennifer, hope the wedding was good, post pictures. It has effected our out of area homes the most. We have a saying here, " When Ann Arbor gets a cold, the rest of the county gets pneumonia." Ok so now Ann Arbor has pneumonia and the rest of the county is dying.

With respect to DOM, late winter/early spring, there was what, a 12-24 month inventory for most price ranges in the Saline/Ann Arbor area, yes?  With all the Pfizer stuff coming on, cheap, some being sold quick on the cheap, all remaining being "sold" to relo companies and those relo companies only holding them for 120 days and selling at rock bottom prices - will the DOM number drop from 365 days down to 100'ish?  The number will look good until you look at sale price vs last year or 3 years ago when you'll see a 25% drop in value.

I think going forward, looking at any 1 statistic will not give a good view of the Washtenaw market.

Yah we' are in a lot of luck these days.  

This is very interesting. I beleive this will do very well for the real estate market, and benifit a lot of people. I hope that I am right in beleiving this.

Kind of scary isn't it. Without good corporate neighbours it's hard to attract people to the area as well as get locals to sale and move up.

There is also an untapped resource of home buyers in the area.

The list below is for Renters with Credit scores of 640 or better  and ages 25-45.
