Today’s the day!! October 1st. The 4th quarter is here. Only 92 more days to make money this year. Man, I like this time of the year and I like it a lot. I have goals to meet and now’s the time to get to work. My goal is to get all 17, of my current listings, pending before Thanksgiving and closed before the end of the year. Will it happen? Why not? There’s time. I have 7 weeks left, that’s a sale every other day. I’ve done that before, I can do it again. After all I don’t show houses, so all I have to do is get Realtors to show my listings and negotiate deals.

So, last week I started hitting up all my Sellers for price reductions. I even had a few call me suggesting it. They know the holidays are closing in and if we don’t sell by Thanksgiving, we could be dead in the water, until the New Year. My Sellers have plans and need to sell, we can’t wait that long. So together we are going to get their homes sold. This is exciting! I love goals and I love pressure!

Hi Bryant, We always gear up! Never ever wind down! Winding down is for the uncommitted agents!  You are so optimistic though. As I'm reading your blog and writing my response, CNN is doing a huge story on "the bubble bursting"! Turn it on, it's still playing!

David, I've been way to busy to listen to someone tell me about the bubble bursting. They need to be talking about what an excellent time it is to buy a house. One of my listings, of course!

I'm with you, I never gear down. The 4th quarter separates the men from the boys. An then of course we have the 1st quarter! It never stops.

At least I deal in affordable housing so it is not afected as much with this more difficult market. Houses are still selling I just have to make sure they are mine. Price , price, price. I'm listing at 10-15% below most recent sales. If they want to sell that's what needs to happen. Most of my sellers are also buying so we can make it up on the other end.

         I love your kill or be killed attitude.  I am a fairly new agent in the Pittsburgh area and it is just starting to get cold in this part of the country and I am seeing alot of other agents getting ready to retreat to a warmer climate and go on vacation.  I personally am very excited about this 4th quarter and can not wait to reach my "first" yearly goal!  I am soo close that I can taste it and would love to set a HIGH bar for myself next year.  So, yes I am extremely ready for this 4th quarter.

Nick - stay in the cold and talk to everyone you know before they head south - suggest they buy a home in Florida, since it's a GREAT time to buy. Bryant and David and I all have wonderful homes to sell them in different parts of Florida.

And once they're all here - come and visit them in the really cold weather and suggest they buy instead of rent, then repeat above.

My goal is have 5 closed transactions by the end of the 4th. roguhly about 1.68 million in closed sales. About $32k in commision for my cute after paying agency. You get all those closed by the end of the year Bryant and you will have done wonderful. Take the lovely wife on a vacation.

Bubble?  What Bubble?  The media loves to exaggerate things.  I know there is a "bubble" in some parts of the country, but not everywhere and certainly not anything like the stock bubble we had.
