There are many home sellers that think their homes are just awesome and feel that all their improvements should make their home sell for more. When they are observed by the Buyer, they may or may not be so awesome.
That pink carpet in the living room faded around the windows is a look from the 60's. Yes, I understand you hardly ever used it. And that blue faded shag carpet in the bedroom is lovely but no Buyer would want it. I just saw something move in that shag carpet. Do you have a pet mouse?
And those beautiful white formica counters in the Kitchen ( only slightly scratched and the worn thin finish on the tops does not actually add character) are really not that appealing.
And that splintering sand box that your kids stopped playing in 10 years ago is not really a big plus for the Buyers with little kids. It is right in the middle of the yard and the weeds have begun to flower in it.
Yes, that dark paneling that you and wife put up with no trim in the family room could probably be painted but it would also take a good bit of re-nailing so it apears that that the walls are actually flat.
Oh, and that nasty yellow popcorn ceiling that you have painted a sharp white a few years ago ( now a gross shade of grey and yellow) , while a real eye catcher doesn't catch the eye quite the the way you may be imagining it.
Yes, the beauty is in the eye of the beholder but Mr and Mrs Seller, if you really want me to market this home as upgraded and beautiful, I suppose it would only be possible if we can find buyers that have really severe astigmatism.

William -- Some of those popcorn ceilings look like they've been drenched in butter. Yuk. Haven't come across anyone yet who even remotely liked that feature even though in one case, the seller did think the ceiling was a big selling feature! However, I do see beauty in the eye of that squirrel......AND I have astigmatism in both eyes!
Each seller that I have thinks that their home is special AND it is TO THEM! Sometimes I cannot bear to tell them that that few buyers are going to find the exact features that they love to be loving to them... Well written.
Good evening Bill. Boy I had to swallow hard in reading this. Pretty funny and very accurate. I never see what the sellers see but I have a job and they generally have a story.
What??? You mean that orange and green "vintage" shag carpet I have kept and taken care of is no longer viable? My mother put that in my room in 1972!
William, oh how I wish I could actually say these things at a listing appointment. Sellers just don't get it. Even after you take them to see the competition, they say things like "My backyard is bigger." Yes, it is but if the buyers have too many things to fix, they'll opt for a smaller backyard and a home with updates.
William, Very good. Good descriptors on the decor. Sometimes you really have to wonder.
In our area many times we have older homes where people have been in them for decades and don't CHANGE anything unless it breaks. It is so hard to market those homes with 1960s appliances and 30 year old carpeting.
Oh! The photo is just too clear, crazily clear in fact. Anyways, your final message is quite mean. Hahahaha but still true enough!

You list is funny but so true of some sellers. I always think they will do what I ask but sometimes they think they know more than I do but later ask why other homes in the area have sold and no offers on theirs. Well let me refresh your memory. Popcorn is not the worst thing but is messy to get rid of later.

The problem with home ownership is that people get too comfortable and spend more time looking at T.V. and magazines than home improvement projects. Part of home ownership includes home maintenance. Often times the only thing that gets repaired are the things that people can't live without and the rest stays out of date.

Good morning William. Congrats on the feature. Well deserved. It still amazes me when I see people trying to sell homes with outdated carpet. I can vividly imagine the home that you are describing above. That is the type of home that my investors are looking for. Granted, they want to pay next to nothing since they will have to do the work.
The pictures are so cute. I loved how you captured even the reflections in his eye.
I love coming back and reading this one again........it really hits the nail on the head! I love walking into homes with mauve carpets that the owner thinks are still IN................
