May 2007 has come and gone but not before the Belleville Real Estate market (as well as the rest of the Quinte Real Estate market) heated up to the point that homes were being snatched up with amazing speed. The average market time for Belleville MLS listings dropped dramatically with the average 3 bedroom home on the market for only 18 days in May compared to 54 days in April of this year. A market time reduction of 67%!

Two bedroom Belleville Homes For Sale saw the shortest market time of only 8 days while homes with 3 bedrooms or more saw a market time of 22 days 

The average list price in May 2007 for Belleville Homes (Belleville Ward) was $206,851 while the average sold price was $203,780 resulting in a 98.5% sale to list ratio. This indicates that pricing is tight with very small variances in the market.

Whether things change only time will tell but it is clear that Belleville Real Estate is currently a hot commodity.

Wayne that is certainly a hot market.  in may marketplace there is about 3000 houses on the market, the average days on market is 137 as of April.  Enjoy your good market.

Wayne, Belleville is a great town to live in, I'm happy to hear the market there was hot in May. Hopefully it will continue! Bay of Quinte is beautiful.

I'm sure when the go ahead is given to build the new units at Darlington, Belleville and Trenton will do well. 5 - 10 years of building trades then staff to run the new units will be great for Clarington as well as Quinte Real Estate. (We have friends who live in Napanee and Kingston yet travel to Darlington and Pickering stations everyday to work).
