......Write a blog post using Brad's suggestions for a neighborhood in your city.

We ran a real estate brokerage prior to starting ActiveRain. This is where Matt Heaton and Jon Washburn, ActiveRain Co-Founders, sharpened their search engine optimization (SEO) skills. One of the things that we found was that the more specific a person was when they searched online, the closer they were to actually making a purchase.

Say what?

We generated lots of leads. At some points we were generating over 100 per day in the state of Washington. Our site ranked well for lots of general city level searches. Searches like:

  • homes for sale in blaine, wa
  • Redmond Wa real estate
  • Longview Washington houses

But we also ranked very well for more long tail searches, especially neighborhood level searches. Searches like:

  • Semiahmoo Blaine homes for sale
  • English Cove Redmond real estate
  • Bankers Corner Longview houses

Semiahmoo, English Cove and Bankers Corner are all neighborhoods within their respective city. Now back to one of the things we found. The more specific a person's search, the closer they were to actually making a purchase. Depending on what study you want to look at, the average internet consumer starts researching real estate online about 8 months prior to buying their home. People that landed on our site, who eventually bought a home with a Brio agent, that used a neighborhood term in the search, took an average of 121 days to buy a home. That's four months, half the time of the average person searching for real estate.

So what?

So start writing more blogs targeted to the neighborhoods in your market. These are the blog posts that allow you to reach the top of the search engines. The competition for these hyper-local terms is much less crowded.

Briorealty.com still ranks #1 for the search term: 'English Cove Redmond' (and English Cove Redmond real estate) and we ha

ven't touched that website in four years. If an ActiveRain member had written a post about that neighborhood using Brad's suggestions I have no question they would rank #1. There are only 3640 competing results for this term. Now remember, way fewer people will do a specific search of this nature compared to 'Redmond Wa Real Estate' but don't you want them to find you when they do......since they are going to be closer to buying something?

Here are some great examples of posts focused to a neighborhood level. Some of these posts actually focus to a specific sub division of homes within a city:

A few Caveats for receiving 1000 points

The post must be written AFTER my post. Meaning you can't just dig up an old post.

The post must be a minimum of 300 words. I'm not going to count but consumers want good information and you need to be able to explain the essence of the community.....it should be somewhere close to that length.

You need to READ BRAD's POST. You need to study the post. You need to implement his suggestions. He gives some SUPER HELPFUL pointers that I would like you to adopt in your post. The purpose of this is not to get 1000 points. The purpose is to write a blog post that ranks well in the search engines and focuses on a specific neighborhood in your market. Use this exercise to incorporate the things Brad discusses and get busy dominating hyper local search results in your town.

Since you read all the way to the end, a bonus........you can do one post a day for the next week. And I'll give you 1000 for each post. (that's 7000 points total) Don't half-ass it. This isn't for the points. This is for you to get better at writing neighborhood level posts that target consumers. Every time you write a post, I need you to come back and leave a link to the post. That way I can award your points. So in seven days this post should have TONS of links to quality neighborhood level posts. The link should be the title of your blog post linking back to the post. That way, if your title is no good, we can help you fix it. Of course, YOU ARE GOING TO READ BRAD'S POST so your titles will be great.

It's late in the day today. You have until tomorrow night July 23rd at 11:59pm (CST) to get your first link up. Then every 24 hours after that you can put an

other link up for the next six days. 7 days in total ending on July 29th. If you do one tonight, then don't do one tomorrow.....since the 22nd and the 23rd are counting as one day.

Ready, Set, GO!!!!

(EDITED: If you are not a real estate agent. Hang tight. I am working with a few people for a series of similar challenges specific to the other professionals on the site. I think I have a pretty good idea for Stagers and Mortgage people and even inspectors. Appraisers I'm a little stumped on what to do for you guys. Any ideas?)

You don't have to do all seven. You can do three if you want and collect 3000 points. Hopefully those three will rank so well that you'll eventually want to do 50 for every nook and cranny in your market.

CRAP! That means all my posts in draft are going to have to get moved to next week:) Hmmm, love this idea because I know it works because we do it consistantly.

We did a post for a subdivision in Wellington in May and we added the Real Bird search widget to that post also. Within 2 hours we were on page one at the top of the page, l think it was #3. But that post within the first 24 hours brought in 4 buyer leads and all but one gave us their phone number and email and asked us to call them. Our buyer agent was thrilled. That one post still gets us about 2 buyers per week who use that widget and then ask us to help them. IT WORKS!

ANd that is just one example.

SO I second Bob's post here. This stuff works if you follow the rules of SEO in each post. Katerina

For example.....I'm always writing about Century Village and although the neighborhood prices range around 50-125K...I've gotten the most views from these posts than any other and the leads have paid off as sales and or rentals....I think my highest so far was about 5000 views by consumers and those consumers are all 55 yrs old or over which is even more interesting.

That works well when you live in a 50,000 or larger population center and there are true neighbors..sections, local identity. But when you peddle property in little rural sparsely populated area, there are not neighborhoods..there are towns, counties and we have already stocked those shelves like a general store. Our last closing was for Bancroft Maine. Log home, 5+ acres..population 63 in a six by six mile area. There is no neighborhood..subdivision, park elite address near the country club. There is nothing there but wildlife..trees. Land..rolling land and woods.

Ok everyone,

I got all of your points awarded thus far. I left suggestions (If I had them) in the email that goes out to you letting you know about your points. A few of you wrote about local attractions and one even wrote about a local business. GREAT TOPICS but not what this is about. We will do a whole week on Local attractions and a whole week dedicated to Local businesses. If you follow along this whole thing is going to be worth about 30,000 points......and hopefully a huge spike in your web presence.

For those of you that live in rural areas that don't have neighborhoods, I'm sorry. I grew up in a tiny town here in WA and there were still a few little nooks and crannies that had names, but if that's not the case in your town then you'll have to wait for the 'local attractions' and the 'local businesses' portion to collect your points. My guess is the competition on Google is a lot less in your area and you are probably able to crack page one using keywords for your city, but I could be wrong (wouldn't be the first time).

By the way, if you left a comment saying you are going to do this and you don't........well then I'm going to have to take away 10,000 points..........hahahaha! (I'm half joking. Don't let being 'too busy' be the reason you don't establish a strong internet presence for your business. Wait, by half joking, did I mean I'll only subtract 5000? Well you'll have to find out I suppose)

Bob - I got your comment about making the posts hyper-local, not "just" local, so I have to share with you that there is a method to my madness.  Since schools ARE the #1 concern of homebuyers, I now have a comprehensive list (written by ME, not the school system itself) to link to from any post in which I write about specific communities throughout the Greater Crofton area.  That's the plan!

By the way... 20 minutes to #5 in a google search for "Schools in Crofton" - 'Seems to be stuck there, but anywhere on page 1 works for me!

This post talks about hitting the mark with your links. A strong link strategy can make your own IDX site rank well. If you have no link strategy, you have to read this post!!

Some of the posts I have seen so far do this, some do not. If you aren't doing what I discuss in that post, you need to start RIGHT NOW! You might even want to go back to older posts and see how you can beef them up with good solid links.

Listings are alright. However, listings get sold and then you have the issue of what to do with it once it sells. Posts focusing on neighborhoods don't have that issue and therefor their longevity allows for more exposure. I would encourage you to try focusing on neighborhoods or subdivisions for this exercise.

Bob- If I may make a few observations:

I have been looking over some of the posts and I would like to make a suggestion:

 The more competition you have for your keywords the more precise they need to be. I am seeing posts with the title correct but then the title is not repeated in the first sentence exactly as it appears in the title. Your title has to be repeated again in the first 15 words at the most on the first line of your first paragraph of text.

Also, use hyphens instead of commas when using keywords.

Thanks for my points.  What about what you suggested yesterday; Before's and After's but more than just pictures.  A little explanation about "why".  Since people still "google" for "Home Stager" or Home Staging" that will be included in the title anyway. 

To add to that we could focus on neighborhoods in which we've staged a home.
