There can be several competing reasons why some properties rent easier than others.  Usually it is the price--but it can also be many other things.  Every tenant has preferences--new, antique, big yards or small ones.  What each of them agree on is the price--is the property priced at an amount they will accept?  There are far too many options for good, qualified tenants to choose from.  Make sure the home is clean, functional and priced properly...then watch the prospects come.  Magic.

GOOD and TIMELY post.....My rule of thumb is that if I have to show a property 3X with no renters, the rent is too high.  Mid-July, I cranked the rent on unrented homes DOWN $50 to $100 and I rented 6 homes in 4 days....TIMING is important; KNOWING where your prospects are coming from AND having clean properties that are presentable is CRITICAL.

IMHO * renting the home with the current owner in residence is the HARDEST...once owners are out, home can be professionally cleaned, repainted if necessary and photos taken for future web marketing....after THAT, rentng is much easier and cleaning/condition is documented for future residents.
