No, it is not all the time I waste with tire house kickers! It's not all the customers I have walk in or call about buying a house and finally I get them into a lender who shows them their 545 credit score. It's not the people who call wanting to rent my listings or ask about owner financing or if we need the listing yard mowed.

I admit I get tired of explaining to my wife about clients who have been preapproved but have jumped ship with another realtor or bought a for sale by owner.

It is not even the agents working for me who do not show up for staff meeting or do not sell one thing or even get a contract in 6-8 weeks. Don't get me wrong, if they are trying their best I can live with that for a short time.

It is not even the crap I have to put up with on short sales and boy are those a pain! Have you guessed what it is yet?

I work for a couple of asset companies who assign REO listings to me and want me to get that house vacant. Having to knock on the door and say, "excuse me but you have lost your house and I am here to offer you CFK

(cash for keys) $500-$600 if you move out leaving it in swept out condition and hand me the keys".

The last house I visited I got cursed out and threatened with violence. I have been teaching one of my agents to do these REO's but she has decided enough is enough.

Do you handle REO's and do you have any problem asking those homeowners previous owners to leave their home?

HELLO MIKE!  So I have it easy then!?  Thanks for sharing this story -- and I may think twice if I get accepted as an REO agent!  My husband is a policeman.  This (cursing, threats, hate mail, etc.) happens to him everyday.  I asked once how he handled it and he said that if he has to arrest someone he always starts out by saying, "We can do this the easy way - or the hard way." I hope it gets better for you -- Gabrielle

I work REOs and have had to kick out renters who just paid first and last months rent it's never easy but I simply explain to them they can take this money and the deal or they can wait til the sheriff is knocking on the door to put their items at the curb and they get nothing their choice, most of them calm down or call me the next day.

Mike - That is something that I have not had to do yet with my job.  I think I could do it, but it would be the most difficult part of my job as well.  It is never a good situation to have to evict people out of their home.  It is just a sign of the times.

My partner and I have been doing reos for almost two years.  We have learned to to make it as simple as possible without emotion.  We have never had a sheriff eviction after about 50 homes, but have had people almost run us over in their car, get cursed at, be called bad cop and good cop, and others who are so humble and worry the house is not clean enough when we hand them a cfk.  We have rekeyed wrong addresses (thank goodness it was an reo too!), opend wrong condo garage doors, walked in to fleas and walked into drop dead gorgeous homes.  It comes with the business but all in all is still worth it.

Any of those you don't want, just refer to me, my friend.  I've gotten thick skinned over the years through dealing with tenants, realtors, past due collections, etc.  And for the first time in 50 years, I now have a handgun carry permit.  CFK is an equalizer for the listing Realtor.  I approach them as helping them to get relocated and out of a situation. 

I do have a tenant right now that will not give up possession for the CFK.  The REO company hired an out-of-town attorney to process the eviction, and it hasn't been done quickly.  Very frustrating.  We both know that he will eventually have to move.
