Buyers in North County coastal San Diego looking for newer homes in a planned community will likely be interested in the Bressi Ranch homes in Carlsbad California.
Bressi Ranch is a recently built master planned community in central Carlsbad. While there are other master planned communities in Carlsbad (La Costa Greens for example), Bressi Ranch is the only Carlsbad community that truly seems to fit the ideal model of a walkable residential area combining residences, shopping and work opportunities.
Bressi Ranch homes were built by a number of reputable Carlsbad area builders, yet there is a cohesive style and presence throughout this planned community despite differences in size, elevations and pricing as one moves from village to village.
A hallmark of many of the Bressi Ranch homes is placement of the garages to the rear, along easily accessed alleys, which improves the look of the homes from the street and makes them more welcoming - many styles also have front porches, harkening back to a style popular in many small-town communities.
Another distinguishing feature of Bressi Ranch as the private Residents Club with large swimming pool, wading pool, gourmet kitchen, meeting rooms, and several indoor and outdoor seating areas for gatherings.
Many homes at Bressi Ranch are within a reasonable walking distance to the club; some Bressi homes have lots large enough for private pools. The developers also planned multiple parks (some are designated recreational areas) and open space so residents can enjoy outdoor activities.
An appealing feature of Bressi Ranch in Carlsbad is Bressi Village, a modestly sized (122,000 SF) shopping center built on the northeast side of Bressi Ranch and within walking distance (or a several minute drive at best) of all Bressi residents. Highlights of Bressi Village include the Cater Joe's, I mean Trader Joe's and Stater Bros. Grocery, Peet's Coffee (my fave coffee) and Rubio's Fish Tacos, all currently open, with lots of lease space available for other tenants. Other retailers spoted today include Premier, Cleaners, Gateway Dental, Carlsbad Optometry, Happiness Nails and Spa (brand new) and another eatery, Board and Brew.
Lastly, Bressi Ranch Homes Carlsbad California is blessed with newly built corporate space in a series of buildings along Palomar Airport Road on the north border. Office space is available for both purchase and lease, and many tenants and business owners are already in place. There is a large storage facility (Bressi Ranch Self Storage) at Palomar Airport Road and El Camino Real. Thus folks can live, shop and work in the same community.
Bressi Ranch homes vary in price and size, with offerings for a range of budgets. This includes the affordable homes at Mulberry, a small enclave of affordable housing units in the heart of Bressi Ranch. Currently there are only 7 Bressi Ranch homes for sale in Carlsbad, ranging in price from $695,000 to $945,000 (average price per SF = $221); 5 of these Bressi Ranch homes are short sales. There is 1 2-bedroom 1-bath affordable housing unit for sale for $187K. Overall housing inventory is down from lasts year where there were more than twice this number of properties on the market. 14 homes sold so far this year at an average price of $825,000 (average price/SF = $247; average days on market = 35).

William - thanks. There is lots to like about it, provided you are a fan of tract housing. The lots on some of the homes tend to be smallish, but that's true in lots of communities here.
