August Looms....So Buyers and Agents Should Ramp Up!

I know my market typically slows down considerably in August. The grass is brown and homes don't look as "fresh" as they may have in May. Agents and buyers take vacations or are focused on back to school shopping and feeling the looming deadline of getting everything done they wanted to get done this summer.And for those with kids at home, it's easy to say "let's just wait 'til the kids are back in school".

If you're interested in buying but think it's better to wait, you may want to rethink that plan.

  • August, like December provides some very good buying opportunities. Sellers who listed in the spring may be more open to price or other concessions in order to "be done" before the end of Summer.
  • We're seeing multiple offers on lower priced homes. So if you're looking in a competitive price range, the chances are good there will be less agents out beating the path for their clients and many buyers otherwise distracted with parties, vacations and "to-dos" In other words, as the early (or only bird) you're more likely to "get the worm".

Don't table your home search just because Summer is waning.

If you're serious about making your best deal, August may provide you the best opportunity to do just that!

Buyers and agents will come back to the market in September, and sellers will feel as if they've gotten a new lease on things; having weathered the dog days of August They could feel as if they have some time between September and the holiday market and may be hunkered down and ready to wait it out!

Also, if you do have kids, by making a purchase decision in August, you'll have a contract signed around and be able to register your kids for school ...not to mention you'll be relaxing in your new home in September while everyone else is still trying to find theirs!

Great post!  I'm definitely gearing up for August this year -- I know it is typically a bit slower, but with the expiration of the first time home buyer tax credit just a few months away, I think it is going to be pretty busy.

In Minnesota - we definitely have seasons, at least 4 - but I am hoping that August continues our summer swing.   Another maybe 3 months until snow and plenty of inventory to get through.

Hi Colleen--Great advice.  Here in the mountains near Lake Tahoe, we typically have waaaay fewer listings after Labor Day, so those wanting to get into something before the holidays or ski season need to ramp up their searches too.  I've had a few buyers over the years that waited too long and ended up missing ski season.  Anything interesting that came up was snapped up quickly, leaving the choices that they and no one else wanted either.

I'm amazed at how many agents will take August "off".  Although things may slow down some with the start of school, the buyers who are out there looking are similar to those looking during the holidays.  It's too hot and there is too much else going on for those that aren't serious - the perfect time to make a deal with a seller who has spent their entire summer on standby for showings.

I agree with you Colleen; I think August is a great month for home seeking/buying.  It is toooo HOTT to move!  You can wear shorts and sandals and be comfortable.  You can drive thru for a quick drink to carry with you and you can envision how you'd enjoy your new backyard, porch, deck or pool!  All those things are next to impossible in winter!  At any rate when you find the right home you can close in the fall.  If the kids have to change school this gives them time to say goodby to old friends!  By the time the holidays roll around you are settled in to your new diggs!

Colleen, we typically see a slow down in August too. Not in closings but in contracts being written.

Folks who moved to get in the schools have written in June, sports teams actually have a few weeks off.

You are correct that now is the time for buyers to not stop but continue to look.

I seem to think this August won't bring a slowdonw; it's prime time for those first time homebuyers to be completing their shopping in order to make it to close before their end of November deadline to collect their $8000 tax credit.  Lucky for us!

Colleen check out some our posts under the Real Facts groups and look at some reports we published at www.accuriz.com, real estate reports.

The market is stablizing, but we have another year before strength returns.  Unfortunately real estate is both cylical and seasonal.  We are at the bottom of a cycle and getting towards the end of the Summer Seasonal market.  As such we are entering a period when sales activity and median sale prices will remain low.

Hi Colleen, thanks for your upbeat out-look.  With real estate there are "basic" truths about the market.  I think we will see positive sales in August.  Many homes will have several offers on the table, and I am seeing homes priced well, on the market for less days. Honestly, the market is all over the place.  We can not pin point exactly where this market is and where it will go only speculate.  Thank you Colleen.   Karen

Our area has not seen a lull so much as the activity level has stayed about the same for a few months now. Buyers are out there, but very particular. As long as the phone rings, and we open doors and write contracts, it's a good thing.
