Happy New Year!!

(Uh, John, this is only October 1st...) Before you dismiss this as just a crazy idea, let me give you one of my beliefs. Everything we have today is a result of what we did 90 days ago. Think about what you were doing in July. Was it prospecting, marketing, going on listing appointments? And today, do you have listings, escrows and maybe a few checks in the bank?

This is the time of year when agents start talking about the market slowing down. They say 'nobody buys around the holidays, it will pick up after the 1st of the year.' With that mindset it is very easy to get complacent and lose all of the business momentum that's been built up during the year. Don't fall into that trap! Follow the advice of Broker Bryant and finish strong.

In the Las Vegas market from 12-1-05 to 1-31-06, there were over 7,000 new listings for single-family homes. During that same period, over 4,400 sales closed -- that's 8,800 checks! People are still buying and selling homes. And with the 'slow down' agents out of the way, there is less competition.

Start focusing on 2007 today. Analyze your results from this year and set your goals for next. Are there systems you need to put in place to build your business? Is your prospecting generating enough leads? Do you need to increase your web presence? Is there a book you've been meaning to read, or a class that will help you move forward? Do it now and you'll see great results in 2007.

With a solid, detailed plan in place for the new year, your holidays will be that much more enjoyable. When the calendar turns to January 1, 2007, and all of the other agents are waiting for the market, you'll be at full stride. Great agents think 90 days ahead.

So let me be the first to wish you a happy, healthy and prosperous 2007! Happy New Year!!

John,

Thanks for the reminder! We often get so busy with short term goals, plans and thing to do - we forget about the long term effects!

You are so very right...I just wrote a blog about the welcomed correction of the market- and the appreciated media attention that we are getting- the buy now phenomenon. I am planning my next quarter (January) and realize my efforts today with expireds, fsbos will pay off in my New Year! I am an advocate of educating the sellers that are over priced etc, If they arent ready for reality- they will be when they dont sell ! I am seeing things stabilize in my market and appreciate my recent buyers efforts to get a good price- and they are! I have been fine tuning my website and learning a few good tricks of the trade from my AR arena! I am finding my time on AR is paying off as it has a way of challenging me to push forward and plant the seeds for the next step of this real estate cycle!

John, what a timely and pertinent post.  It is reading this type of entry that keeps me out where the action is.  Even when I don't have a good week, when I read things like this, it gets my creativity going again.  Thank you.

Great creative post John and oh so true.  Whenever I have a slow time, I know it was because I was goofing off, 90 days ago!

Already started.  New TV spots started today and planning more for another county.  I'm running them October, November, December getting ready for our usual start of the new year pick up in the market.

Our Internet sites are doing fine for rank/page views.  Now all we need is a 10-20% drop in the market around here and buyers will start buying again.
