My sellers are having a hissy fit and rightfully so.  They moved into another home they inherited down the street and decided to sell their original home. They fussed over their home like a mother hen and her chicks. They have been very particular how their home was maintained and taken care of.

The buyer of the property selected a property inspector from out of the area. You know, a friend of a friend. The inspector had an MLS key. The buyers agent did not go to the inspection. If I had known that I would have made arrangements to be there.

After the inspector left my sellers went back to their house.

  • The front door was left open.
  • There was no notice on the door that a radon test was taking place.
  • The dishwasher had leaked from a gasket and the inspector left wet soggy towels laying on the floor.

There was no attempt to clean up the water. The towels merely contained the water so it did not run further out into the room.

If my sellers had not returned to the home when they did the water that was left could have leaked through to the ceiling below.

Any one who has an MLS key has a responsibility to ensure the home is secured, and that no damage has been caused as a result of their entry.

Oh wow! Thankfully they returned when they did!

I toured a house with my Buyer last week and in doing my preliminary 'inspection' that I do, leaned down to check the plumbing beneath the kitchen sink.  And it got hot. 

I turned around and found that the oven had been left on at 425 for God knows how long! Not to mention the back deck light and fan were on along with the air being set to 78 (it was 94 degrees outside). Sheesh!

We got the house and are set to close, but it just makes you look at the carelesness of some inspectors!

We don't allow inspectors access through the MLS. I do not think an inspector should be alone in the home because of the situation you describe. I would now contact the MLS and probably have them surrender their MLS key - file a complaint.

I always insist that Buyer's and Seller's Agents are present at any inspections.

This is exactly one of the reasons I believe lock boxes shouldn't be used by professional agents.

Allowing an inspector to access the house without the client and the BA seems inexcusable. Som ebuyer's agent. This may be time for a complaint.

Good reminder that we all have to take care of each others listings and show respect to the property.  I'm always amazed how some people treat others homes - at least there was no long term damage done this time.

Home inspectors should be held to higher qualification standards. I am shocked at what goes undetected by some of them. The good ones are rarer than the unqualified ones unfortunatly.

Wow.  This really does deserve a complaint. A good agent should be on hand, or make sure someone covers for them. I'd have wondered if the house was broken into.

Jo - Good Idea regarding the MLS key

Jeff - The agent is in my office.  My protest was useless.

Bill - Had I known the buyers agent was not attending I would have gone.  As sellers agent I do not go as a rule. 

We all have a fiduciary responsibility to protect the property of a seller.  I'd be mortified if I left a door open.
