On the east side of Carlsbad, just a short hop from the San Marcos border, is a pleasant, tree-lined community on rolling hills called La Costa Meadowridge. Obviously the name is a dead give-away that this neighborhood is located in the La Costa area of Carlsbad, perhaps a 15 or 20 minute drive to the Carlsbad and Encinitas beaches. La Costa Meadowridge is a complex of attached condominiums built in 1985 and 1986, many with views of the surrounding common areas, trees and hills, and arranged in small enclaves, some with cul-de-sacs. These homes range in size from around 1100 SF up to a bit over 1700 SF with either 2 or 3 bedrooms and 2 or 2.5 baths. Some units include 1 or more fireplaces. While there are a number of primary homeowners, some units are second homes and investment properties. Some owners have upgraded their units. Be aware that some units border Alga Road so there may be some noise, as this is a major thoroughfare heading east and west.
Parking includes 1 or 2-car attached garages; those with 1 garage have an additional parking space. Residents pay HOA fees ranging from around $250 to $280 per month which includes maintenance, insurance, water and sewer (but it is always smart to check with the HOA documents to be sure what is covered in your fees). There are no Mello Roos fees. This Carlsbad residential complex includes tennis courts, pools, recreation areas, spa, BBQ and sauna. There are some pet restrictions as well (check the condo documents). Children in this neighborhood attend the San Marcos Unified School District. Currently (June 2007) there are 6 homes for sale in La Costa Meadowridge, ranging in price from $365,000 up to $575,000, with 2 or 3 bedrooms, and 2 or 2.5 baths. Living space ranges from 1135 SF to 1717 SF. Three homes are currently pending, and 17 have sold in the last 6 months at an average price of $405,941. Average marketing time as of June 2007 is 83 days, and homes are selling at an average of 98% of asking price. La Costa Meadowridge is conveniently located off two major roads, Alga (which runs west toward the beaches) and Rancho Santa Fe Road, running north and south from Encinitas to San Marcos. You are also within a 15 minute drive of the major shopping areas of San Marcos and south Carlsbad. If you are a golfer there is a public range within 10 minutes drive at Lake San Marcos (another residential community) off Rancho Santa Fe Road.
