One of the common comments I get from my clients who are looking to buy a new home is, "but its listed with another company."
To set the record straight, I can help you with ANY & EVERY home on the market that is listed with another agent from any other company, and 99% of the time the For Sale By Owners (fsbo) too. That counts if it is a home in Medford, Ashland, Talent, Phoenix, Central Point, or any where else in the beautiful Rogue Valley, Jackson County area.
I ran into one of my clients the other day and she said, "I found the house!!!"
"That's fantastic, would you like me to schedule an appointment to see inside?" was my reply.
She said "I already did, it's a fsbo."
I immediately responded, "in my experience, 99% of the time, fsbo's are willing to work with an agent that is working with a buyer."
"Ohhhh", came her reply.
So...the next morning I called the fsbo and asked if they were open to working with a realtor, "oh, we're not ready to list right now" said the owner.
I responded, "If I have a buyer that I am working with, would you be willing to work with a realtor representing the buyer?"
"Sure," came the response.
I then called my client and explained my conversation with the seller and explained to my buyer that there were other homes on the market that might be of interest, that way she would have others to compare it to, and then she could pick her favorite. I also explained that I would be working for her and watching out for her best interest, all paid for by the seller!
I also asked her if she was working with a lender to get pre-approved, she was not. I recommended some of my favorites that I have found to be honest and get the job done for my clients. She was very appreciative.

That 99% sounds like a loud of crap. FSBO sellers don't want to pay a commission. Thats why they are FSBO. So if a buyer comes along and says I am working with an agent but I am interested in the house, the first thing th seller is gonna say is they don't want to work with an agent.
The Agents job is to find you a house. Sure they might help you get a mortgage preapproved and help draw up the purchase agreement, but you are better off working with a bank you do business with anyways for the mortgage and a good real estate lawyer will write up a sound purchase agreement and handle the ernest money and closing details. So if you find the home yourself, there is no reason to get the agent involved.
If an agent finds you the house of your dreams, then by all means work with them and have them get there commission. But if you find the house on your own, and you were not stupid enough to sign any paperwork that says you have to work with the agent, then don't feel obligated to use them.
Remember that in the end they will take a commission on any sale they work with Agent listed or FSBO. A FSBO seller who is willing to work with a realtor is willing to give up 3-7% of there profit on the home. That can translate to a lower selling price, rather then a commission to someone who you didn't really need in the first place
