This is a success story of a little blog that convinced me that being a Rainmaker is the best thing I have going for me in my real estate business - how the power of one blog post written by an amateur writer could make the difference between looking for a job and looking for an assistant.

My daughter, Annie, is a virtual assistant and does my website - she signed me up for Active Rain and mentioned it about 6 months later.  She didn't know anything about real estate, but recognized that Active Rain is a powerful real estate site, even then.  (Are your kids smarter than you, too?)  I didn't know what a blog was or that it could propel my little website to the first page of Google for a whole lot of keywords.

I didn’t even know what a url was, keyword, link - I didn’t even know how to text!  I was 55 years old - old dogs can’t learn new tricks, right?  Hey - was I ever wrong about that!

A few months later, I was exploring the blogs on Active Rain, and thought, “I can do this.”

Hey - I was right about that!  I started reading blogs on how to blog - I learned it right here on Active Rain.  Soon, this old dog was using and getting business from those new tricks.  My daughter is now my virtual assistant and webmaster - she built my Mesquite NV Homes and Condos website herself - her first website.  ($4.95 a month plus $7.00 per year for the url)  It moved from page 88 to page 1 of Google for many keywords since I joined AR and started blogging.  It only took about 5 posts.

All of my business is coming from my AR blog and the links to my website from it.  I don't mail stuff, I don't do floor time, I don't cold call.  I blog on Active Rain.  My website traffic increased dramatically when I added Hit Router, too.  It goes right to my Mesquite Nevada MLS signup page that my daughter created for me - we don’t have IDX here, yet - but it is working well because of my AR blog links to it.

I wrote this post about Sun City Mesquite before I had learned how to use keywords, add pictures and links.  I went back later and added them - the page views and clicks increased immediately and have been going up ever since - now 6595 page views and 5654 clicks on that one blog post and still going.  I didn’t know it then, but that is HUGE.  People were finding my blog from keyword searches.

Anyway - one Friday, I got a phone call from an out of state buyer who said they were coming to town to buy a house in Sun City Mesquite.

I said, “Who referred you to me?”

Oh, we have been reading your blog for awhile and decided to call you when we are ready.”

Well, they were ready - they bought a new spec home in Sun City Monday morning with cash and it closed 2 weeks later.

I still didn’t get it.  I thought I just got lucky.

Same week, I got another call from the same old post.  They bought a new house on the next street.

Mesquite NV RainmakerThen I got it.  So I wrote a few more posts about the same hot neighborhood and put them on my AR outside blog - everything about real estate goes there now - I don’t want to share my page views, the only face on my outside blog is mine.  The only links on my outside blog are mine.  All mine.

End of story of that one blog post?

No.  It is still working for me.  When sellers google their neighborhood, they are looking for someone who knows something about it.  And they are looking for a real estate agent that will provide lots of visibility for their property - they want it on the internet, not just on Realtor.com and other bulk sites.

I have 2 current listings from that post, one of which closes escrow next week - the buyer‘s agent sent my blog post about it to the out of state buyer.  :)

My other Sun City Mesquite resale home for sale will sell soon - no doubt about that - My AR Google juice is working on that one.

EDIT - SOLD - from a call on the above blog!

Another in escrow with a buyer who lives in Saudi Arabia and called on my blog.  She is building a new Sun City home, will be done in September.

And one more in escrow from it - I am not sure which post in the series this buyer saw first - same subdivision - closes in August.  Number 5!

 

Last week Annie added a page to my website just for Sun City Mesquite Resales.  Of course, it is ranked already and comes right up in searches - because I link to it from my blogs.

Thanks for a great story, Virginia. I, too, have had great success with my AR blog and localism. We don't have a lot of hip consumers that even know what a "blog" is here in Akron Ohio, sad. My success is the first page of google for key word searches. Over 75% of the time when I ask, how did you find me, it's been, you were the only agent on the first page of our Akron ohio homes, search!

I know I am going to do much better now after Bob and Brad's posts on how to write for hyper local content. If everyone has not read Bob's post on this, you really should. I have written 4 posts on local neighborhoods and have been number 1 in several searches. This has to mean much more business. I have been missing out on searches for other than Akron Ohio homes searches. My bad! Thanks and congrats on your success.

Virginia - While I can't say that I have had the same success with my blog or AR that you have, I can say that I am getting a lot calls/emails from my blogging.  Haven't been able to turn most of them into success stories, yet.  Many contact me for more info about various loan producst and while I have taken on quite a few of those prospects as clients, all of them are struggling to get into escrow.  It's very competitive here and the low-medium income first timer (majority of my business) has a really tough time competing with cash investors. 

Most of my business still comes from referrals from my SOI but I do see the benefit of blogging.  Maybe one day, I can tout an AR blog success story like yours.  Until that day comes though, I have to continue doing what I'm doing that is bringing in the business and that is not by blogging but by actually talking to people and staying in touch with my SOI.

Jon Zolsky, my Russian hero, Your posts are fantastic and very well optimized, and so much fun to read about Russia and the elephants that are so prolific there.  :)

If I were you, I would be sending all of your listing posts, neighborhood posts, etc, to your outside blog and localism - that outside blog would then be completely real estate and your keyword % would be perfect.  Don't send the stories and the politics to your outside blog or localism - just leave them on your regular AR blog.

My outside blog is doing very, very well in searches for a whole bunch of keywords.

My regular AR blog has this post, the picture of my dog, my daughter's trip to the zoo, how to do whatever, etc.

And you can call me anytime!!

Karen Anne - you have a wonderful blog, but read what I just said to Jon, use that outside blog as a real estate only and it will climb up that Google results page.

My outside blog is my active rain outside blog, I send all real estate stuff to it with one click right before I hit 'submit' - that way, my AR outside blog is real estate consumer stuff only - it does really well in SERPs.

Donne - we are in a small market here, about 450 listings, 150 agents, my AR blog has introduced me to many new people.  Keep blogging - it takes a while.

I came back to your terrific post, and wow, there is a comment for me. Thank you. I was kidding, I just have to start taking it seriously. But thanks a lot for your kind words. And I also get the sense of direction, something I was thinking about, but you spelled it clearly. So, thanks.

I will not bug you with calls how to do this and that. I will not burden anyone with my laziness. I have a wonderful daugher, who is pushhing me to the right things, but I am stubborn, especially when it comes from your children, who tell you how to do things. But I need to listen, as she is fantastic.

So, I will.

I did not understand first, that your daughter is not with you, she is out of state, so she is like your virtual assistant? Wow. Not only you leaped from looking for a job to support yourself, you got the assistant, and this assistant is miles and miles away.

You have advanced quite a bit. Actually you have advanced a lot. And this is the best example for newbies out there, and for oldies stubborn like me (LOL).

If learning is not advancing, then what is it? And if you did not measure it and do not see it as it comes in increments, others see the leap.

But anyway you look at it, i rather read the story how you made it, then a story how some prominent blogggers are trying to get a job at a pizza place.

The difference is inspiration to others. And it should be.

Real estate is changing by the minute. I first thought that "blogging" was a waste of time for losers....oh, was I wrong! I have now subscribed to several posts so I can learn as much as I can as fast as I can. The power of the internet makes floor duty and cold calling seem like the Stone Ages.

Blogging makes such a huge difference - the search engines see anything from Active Rain as relevant real estate content - the more often you post, the more current your blog is as far as relevant content.  To keep a post up high on the search results, you should write more than one post with those keywords and use a linking strategy with your posts and your website.

Virginia, lightbulbs are definitely going off in my head! I'm so far from a year ago, but this post has put another piece of the puzzle in place. Do you post about local businesses in your outside blog? Just curious about that - I wrote a piece today abut a local locksmith, which is relevant indirectly, but not directly real estate. I guess I'll just have to visit your Mesquite blog to see how you handle it.

We were at Disney World for my husband and daughter's birthday when this wonderful post was Featured - thankfully, Annie's post was Featured today, so I found it. Thanks for paying it forward, Virginia!

Frank and Sharon - I, too, am so far from a year ago!  I do post about Mesquite businesses, on my outside blog and localism.  It is all relevant to real estate.  I like to thank small business owners who do a good job for my clients and to create interest in local stuff. 

Also - if someone were getting ready to sell their house, might they want to clean their carpets before they even call a Realtor.  There is my recommendation for a carpet guy - with my logo and contact info.

My outside blog is www.mesquitenvrealestateblog.com - it is for real estate and local info.  The how to posts stay on my AR blog.

Your blog is really looking good - hope it brings business.

This is amazing.  What an inspirational post.  I am so happy that Liz mentioned it in one she posted.  I just looked up above and saw that she just the same adjective I did (must confess too many comments for me to read at this hour).

I need to re-read and re-read this to keep me posting and hopefully to start doing a better job with my content.
