Colorado Springs Realtor - Cherise Selley - Buyer Transparency

In our offices of Selley Group, discussions have arisen about the looky-loo buyer who remains secretive and noncommittal regarding the traditional Colorado Springs Real Estate process. 

If the buyer refuses to become pre-qualified with a lender before requesting to be driven to several properties for home shopping, then this raises a red-flag among our Colorado Springs Realtors.

If the buyer hesitates to divulge any information about his or her current residence, then this also raises a red-flag.

And if the buyer refuses to read or to eventually sign a buyer's agency agreement, then this raises a red-flag as well.

Obviously, these are just a few indicators about screening potential buyers as candidates for our real estate practice.

The fear of the market tends to make the Colorado Springs Realtor to react impulsively, accepting anyone as a client before pre-screening him or her.

Working with buyers requires an enormous amount of time, something taken into consideration at Selley Group Real Estate, LLC.  In fact, we work will all kinds of buyers, ranging from the first-time homebuyer to the experienced high-end purchaser.  With this said and because of our vast experience, our group does not accept every buyer as part of our clientele.  It is our desire to work with buyers who are equally committed to us, as we are to them.

Over the years, no matter the market condition, it is easy to become a tour guide for some non-committed buyers, driving many miles over many days, instead of properly servicing those who require our expert services.  Consequently, free real estate tourism does not pay the bills, and I think more importantly, zaps the energy to properly operate a full-service real estate brokerage. 

Clients with legitimate needs require good Colorado Springs Realtors with legitimate skills.

Our solution to this potential problem is to create relationship with our clientele, whereby we're self-effacing professionally, and likewise, we expect honesty about the normal protocols required to service the serious buyer client fully.

I will only go looking with buyers once. If they can't advance their committment before additional tours, I'll keep in touch with them, and continue to offer my assistance, but won't actively continue to be a free "tour guide".

I've found the more open the buyer, generally the more qualified. I set appointment with all potential buyer's for 20 minutes, during which I will call a lender that I use if they are not able to provide at leasta pre qualification letter. If they won't do this I cut them lose. This saves me a lot of time and energy.
