The Franciscan is a condominium complex just west of State Highway 163 in Mission Valley in San Diego, California. The Franciscan is directly across the street from world-class shopping at Fashion Valley Mall, where you can also catch the San Diego Trolley for Old Town and further points south, including Tijuana, Mexico; and Qualcomm Stadium and further points east, including San Diego State University. While some would consider it within walking distance of Sea World, Fiesta Island, and much of Mission Bay, as well as the University of San Diego, biking, skateboarding, or a short car drive are probably more reasonable. If you like golf, the Riverwalk Golf Course is also across the street.

The Franciscan is a gated community built in 1971 and has 193 units ranging from 505 to 1,100 square feet and floor plans of one bedroom and one bathroom, two bedrooms and one bathroom, or two bedrooms and two bathrooms. There are a couple of studio units, which are the 505-square-feet unit. To the best of my knowledge, none of the units have in-unit laundry hookups.
HOA fees are $290 per month and include Cable/TV services, common area maintenance, exterior landscaping, exterior building and roof maintenance, hot water, limited insurance, termite control, sewer, and trash pickup.
Amenities at The Franciscan include water features, swimming pool, spa, outdoor grills, common area laundry, and fitness center. It has a great central location in Mission Valley which has its own great location in central San Diego. Within minutes of The Franciscan by foot, bike, skateboard, San Diego Trolley, or car is downtown San Diego, including Petco Park, home of the San Diego Padres; historican Old Town San Diego; Qualcomm Stadium; world-class beaches, shopping, and food; and everything else that the Mission Valley lifestyle has to offer.
As of July 21, 2009, there were no units for sale in The Franciscan. Unit #264, a two bedroom/two bathroom unit of 957 square feet, closed escrow on July 20, 2009, at a price of $215,000.
