If You Can Get The Financing, Have Financing, Or Cash To Buy You Should Explore Your Options Of Buying Real Estate. There Are Short Sales, Bank Owned/REO AKA Foreclosures, Pre-Foreclosures and Motivated Sellers.

Start Simple. Small Townhouses or Singles That Have Public Sewer and Water.
Do You Know The Cost Of Carpet, Windows, Roofs, Paint, A New Kitchen?  
Don't Over Improve For The Neighborhood.  Find Out If Granite or Stainless Steel is Really Worth The Money.
Know Home Much You Can Rent It For If You Can't Sell It.
Get A Budget And Time Frame.
Don't Forget Hide Cost. There May Be A Item That You Forgot About Or Could See Until You Start The Renovation.
