Inventory is dwindling here!

OK, inventory is at highs not seen before. However, good homes at reasonable prices are in demand and our little corner of the globe needs more! I've been working with a wonderful military family that has pretty standard desires in a home and a fair budget to work with.

In the Schertz-Cibolo residential area they are looking for a 4 bedroom master down with an open floor plan. Price should be around (preferably below) $200,000. Although we found about 14 that look good on the MLS, we are finding many that are not even close to show ready. Worn carpet, needing paint, and plain dirty in some cases. 

Then there are the new home builders that carry listings on the MLS, but never seem to have the same invenory when you arrive at the sales office. The model homes are enticing, but it will be 2-3 months before "that" home can be fininshed. Of course they are offering all kinds of "incentives" that make it appear that purchasing a new home is more affordable than an existing home. This is the same tactic that got so many home buyers into trouble as well!

Anyway, turns out we don't have the inventory that we thought. We have a lot of houses for sale, and a lot of them will remain for sale for some time until they are cleaned up or prices drastically reduced. Of course, then the news will tell a tale of how housing prices have gone south!

Frustrating, but back to finding this family a fair deal!
