Have a Little Patience with Short Sales

I am not the biggest fan of short sales, but if you have a lot of patience they will normally work out. If you have a little patience you have a good shot a getting your offer through.

A LOT OF PATIENCE = Willing to wait 2-3 months for the bank to accept your offer.

A LITTLE PATIENCE = Willing to wait 1-2 months for the bank to accept your offer.

I bring this up because 2 weeks ago I got an offer on one of my short sale listings.  We had just got the BPO done and were waiting the bank to approve the sale so I told the agent this would be a quicker short sale and we should know by the end of the month.

THANKS FOR YOUR PATIENCE!  Today get a cancellation.  Of course later the bank says they are ready to move forward with the short sale.

Buyers and Agents...do you seriously make offers on short sales expecting to know in less then two weeks?  If so, probably don't make an offer.

On the positive side I have a pre negotiated short sale and hopefully can get another offer quickly.

Your article made me chuckle this morning.  I've done many short sales, both for buyers and sellers.   I think the only way to make them work is lots of persistence; regardless of which side you are on.

Hi Chuck, two weeks is definitely unrealistic in terms of short sale approvals.  I do let my buyers know up front to either be prepared for a long wait on an approval or to move on to other properties if they don't want or cannot wait it out. Good point!
