Richard, you certainly have a tough row to hoe when you are meeting with a seller in that area!  It is very difficult to tell someone there home doesn't cut it, especially when they are thinking of all the improvements they have made, the memories, etc.  But, you really put in perspective when you gave the sales numbers.  Do you want to be or can you be one of the "lucky ones"  who can either wait out the market or never have to sell?  If not, either of the first, hire Richard, now.
