Joan, it's a lovely home! Many home buyers think that the New Home Tax Credit is a year end deadline...it's not. When you think about it, with the increased time to process many mortgages, there is between 60-90 days to take advantage of this FREE money. Time is running...out. Lola just in time is a great to put it. Buyers can't wait much longer to be able to close before the kids go to school, or to take advantage of the $8,000 tax credit.
George, thanks for stopping by. There seems to be a false lull with people thinking they have about half a year. In reality, it breaks down to about 3 months.

We have a few buyers that are looking around for the perfect home that they can move into and get the tax credit. I hope they don't look too long. and miss an opportunity that may not be renewed.
Your "Just in Time" listing is a real sweetheart! Gorgeous home, priced well, in an area where the USDA loan is available and "just in time" for the $8000 first time home buyers tax credit.

Lola, thank you for pointing out to consumers that time is running out if they want to make a purchase and receive the tax credit. The word on this needs to spread far and often so there aren't any disappointed home buyers in November and December.
That home is really well maintained. Nice presentation and I love that "Just in Time" phrase...catchy!
Lola, unless the boundary lines for RD changed recently, this home does NOT qualify for RD. I sold most of these homes for Allen Edwin three years ago, and Avalon Pointe was north of the qualifying line for RD. If the line has changed, I'd love to know about it.
Love the "Just in Time" message. I just ran some ads with hourglasses last week to say the same thing.

Terry, Good to hear that your buyers are making decisions to move forward. The tax credit would be a sorry thing to miss because you acted too late.
Kris, I appreciated the post that you did on this too. I think a lot of folks are not factoring in how long it takes to put a mortgage in place and to look for a home.

Tim, thanks for the heads up. I'll double check with another lender on the RD boundaries. They do change the boundaries from time to time, so if the information I have is incorrect, I'll do a correction. This is a nice neighborhood which has been impacted by the downward draft in sale prices throughout West Michigan. You're probably seeing more of this too....
Great post. Those who want to use the credit may not have much time if they do not make up their minds soon.
Looks like a very nice listing. Hopefully it sells soon and omeone can take advantage of the tax credit.
