There is a gentleman in our area, who is renowned for calling "listing agents" to view their properties. After viewing the property, he then sends out an e-mail, to them... just to clarify his position stating: "You are not my agent, and I am not your client" (clearly someone has coached him on what to say). He doesn't tell them that upfront, only after they've actually gotten in their car, and shown him, his wife and mother-in-law, some properties.
He only calls listing agents, presumably, because he believes he'll get a better deal by working directly through the listing agent. Although I'm not aware of any offers he's written, he appears simply to be a perpetual "shopper".
I was recently the recipient of one of his calls. Knowing his reputation, I replied to all of his questions very carefully. Careful to represent the property. I was careful to ask if he was currently working with an agent.. he replied that he was not. We talked a little about the property, it's attributes, and the location. It's a beautiful home, on a fabulous tree-lined street, with homes of historic significance.
I asked if he'd like to arrange to see the property (I would have happily shown it to him), he indicated that he'd drive-by first, and let me know. While we had a very nice conversation, I haven't heard anything more from him, an I don't expect to.
Oh, other than an e-mail stating: "You are not my agent, and I am not your client".
