Ok, I have one thing to say about FSBO's, what's their deal? You know, I have many different experiences working with FSBO's, alot have been positive and alot have been negative. The truth is, you never know who you are going to get when you pick up that phone and make the infamous "cold call". I can remember still being a newbie and not knowing anything about real estate. I had a license, but that was about it. I knew everything I needed to know in order to pass a test, but once again, that was about it. It was always stressed on us to call FSBO's, make it happen. Ever since then, I have tried to become somewhat of an expert on calling them. I have converted alot, and have met very nice people in doing so. However, let me speak of the negative experiences. I trust you have had them too. You have the know it alls who all think they don't need a realtor. They can do twice a better job than we can, and thats it. Then you have the people, who just don't want to pay any commission, they refuse and don't want to. Then you the all mighty real estate investors. Now they are an experience, they are like a combination of all, they don't want to pay a commission because they are on a budget, they know more than you and me. Then they have the people who just put a for sale sign up to see if they get any offers. They are not serious about selling, just want to see what happens. If I can tell you in my career as a realtor, all these different kinds of FSBO's have left me running if I still want to work them. Anyway, please let me hear your experiences or even solutions on your FSBO marketing.

Hello Lazaro,

I am still trying to break the FSBO circle.  I've done mailouts, email, but not phone calls (due to the do not call list) I've had no luck what so ever. What are you doing to get into the market?

My experience with FSBOs can be summed up with that old saying, "Don't confuse me with the facts; my mind is made up!"  Most are sure they can sell it themselves and not pay a commission and when they are in that mindset, it's a pretty good bet that you aren't going to talk them into listing with you. Some agree to pay a commission if you bring a buyer, paying you 3% (or whatever the going rate is for the selling realtor). They consider themselves the "lister" but are not prepared to do the lister's job...they don't have the plat, the restrictions, septic disclosure etc. ready to show the buyer. I don't like to get blindsided so I research the property well enough to answer the buyer's questions...how fair is that?! You can also plan to do all of the work to get it to closing. Every time I am out with customers and they spot a FSBO that they want to see, my heart just sinks; I would so much rather deal with a listed property!

Thank you both for your comments. William I will be honest, I try to be as aggressive as possible. I try to call, when it permits, and basically I want to become their agent without actually having anything signed. I want to make sure that if they do decide to list, I will be the one they choose. However, to be honest, there have been more than one occasion where I was talking to a particular FSBO for months, and one day I see another realtors sign in their yard. I mean what do you do in that instance? Of course, I second guess myself, question my tactics, it just makes me want to pull my hair out!!!
