Want to add that extra something to your listing presentation to separate you from the rest?

Pay for a home warranty service plan for your seller that covers the listing period through the close of escrow.

Have it set up to be billed through escrow so that it comes out of your commission at the end of escrow.

Most home warranty companies will offer such a plan, and some may only charge for it only if the escrow closes.

Hey, you never know.  Having that home warranty in place after you sign the listing may just help save the deal when those buyers hit you up with a request for repairs...........

It is a great incentive when you order it during the course of the listing.  They are immediately protected.  They will certainly remember your presentation.

I provide a home warranty for all homes that list or close over a specified amount. It is a great listing tool. Carefully read the contracts and find the best company/rep for you. I also eliminate the admin fee for those that purchase on their own as if missed in closing docs it is a RESPA violation, can bring thoughts of a greedy broker wshen seen on the HUD-1, and $75 is not going to make me rich anyway. When I'm purchasing it is always Old Republic although there are many to choose from.

Yep, been doing this for a few years now, sellers love it. Cost less and $1 a day, it also saved one of my sellers thousands.

I used to pay for home warranties, but for me, it didn't seem to make much difference in whether or not I got the listing, since most of my sellers are referrals, or friends, or family. It's kind of a given that I'm getting those listings =P  But I did let one go yesterday because of an unreasonable seller with an overpriced listing. A home warranty wouldn't have helped that guy >.<
