Short Sale Buyers Agents 
I recently had a short sale approval for a home in Niceville, Florida.  The long and torturous process was with Bank of America.  This one took four months, although it was approved just prior to that for another buyer who did not close.  All the while, the buyer’s agent, Jimmy, was a consummate professional.  Prior to writing the offer he requested the exact terms the seller was looking for.  His buyer obliged by submitting a contract with the right title agent, earnest money deposit and timeline.  The buyer loved the house and was willing to wait.
 
Each Friday throughout the process, Jimmy would email me a gentle, “Any updates?”  That was it.  As the approval deadline loomed, he told me, without fluff, that the buyer was a bit concerned as she needed to be in a house by a certain date.

 But no panic button was pressed, no threats, direct or indirect, were aimed my way.  He just relayed the facts, in a pleasant and honest manner.  As the approval date grew near he waited.  He kept his buyer alive.

"Just a few more weeks!", I told him, “We are in Phase II.  I have escalated the file!”  The negotiator, who had never responded to any of my emails for over two months, suddenly called.  “There are just a few more things I need….”, he said.

We worked together to satisfy the items the investor required.  “I know the approval is approaching soon!”  I told Jimmy.  It was the truth.

A few days later, I got the happy call from Bank of America.  Done deal! Yippee!  I emailed Jimmy the good news.  In a workmanlike manner, he completed the inspections and got repair estimates for the buyer.  We are closing next week. 

Today I emailed Jimmy what I thought....

“Thank you for being an unbelievable professional.  Others can learn from you.”

Patience is a virtue that most people no longer have. It was also great that he stayed a professional thruout the whole transaction and didn't try to also micromanage your end of the deal.  Good luck with it!

I don't respond to threats, and I don't like panic either.  Sounds like Jimmy is a great example for all of us on both sides of the deal.

It is so nice to deal with other professionals that understand the process. They are there to help if you need but not get in the way or ride you the entire time. Try to continue working with Jimmy as often as you can. Your life will be much easier.

Wendy, I am sure that you brought that out of him because you told him the truth and gave him updates!!!  Good job!

I learned a long time ago that I can not be emotionally tied to the result, that leads to alot of heartache!

Wendy, If you look up long and tortuous in the dictionary - you may find "short sale." Clearly they do not have to be. Some banks are simply easier to deal with than others.  Sometimes we simply need to let things bake until they are done! Congratulations!!!

I have a contract with a buyer for a CW Short Sale. We're going through a similar scenario. The BPO came in fine and it should have been kicked up to Phase II by now, but it's stuck. My buyers are impatient, but I think ... I hope ... I've schooled them enough about patience. As long as I keep in contact with them, they're sticking with me. On top of that, the listing agent follows up with CW on a regular basis and she's always responsive when I call or write for updates. She escalated the file on Monday. Let's hope.

We just received another approval for a C-Wide/BofA this morning.  Four months long and the buyer has been so nervous.  Thank goodness the buyer agent has been strong and helped to keep the buyer calm and steady.

Wendy don't you just love working with agents like that? Short sales take time. Pressuring us and creating anxiety will NOT make it happen any sooner. Everyone involved in the short sale process just needs to relax and let us do our jobs. These transactions do not have to be stressful.

It's great when you have an agent who deals in reality....and not "of course the bank will take whatever we offer"...and other nonsense....great to throw the agent a bouquet...or bring something to closing...we share champagne often.
