As a part of the foreclosure and refi industry BPO's have become a very BIG part of the real estate process and a way to make some $$$. As with any industry there are always a few companies that do not pay for the work they recieve. I want every real estate professional ou there in RAIN LAND to know that the HUGE MAJORITY of BPO Providers do pay and pay well and on time however it is the few that give the others a BAD REPUTATION. I will state for the recored that I have in my possesion work orders for BPO's from ASGBPO ans BPOSONLINE that have never been paid and I am sure many of you can and I hop will add to this list. Oh do not worry, theses companies know they have not paid my Firm noow I want all of you who do work for these companies to know that in all likelihood you will not get paid. On the other hand GREAT COMPANIES like PROTEK, CLEAR CAPITAL and FIRST AMERICAN pay VERY WELL AND ON TIME.

With no other forum to protest the companies that do not pay their invoices then let their names be heard! I know the REO Divisions do not like the thought that they have paid for wok that a licensed agent prepared but the "Middle MAn" kept all the $$$ Another compnay who I will not mention just agreed to pay me over $400 in invoices that were 9 months old or older after I received the REO listing yesterday and in passing commented to the Bank how I had never been paid for the pre-foreclosue BPO in October 2006; within 24 hours I get paid? Miracle/ No, banks expect us to get paid...

This type of action worked last year at an REO Confrence where a group of us, Broker who do BPO's for foreclosures, confronted a BPO Company who was there with National Lender; you should have seen the look on the face of the people from Countrywide Mortgage as over 20 agents confronted a BPO Servicer from New Jersey, a contractor for Countrywide, that owed our group (those of us at the meeting) over $5000 in fees. Needless to say the BPO people were not there after lunch, we never saw a dime, but that provider went under and closed the next month probably owing agents 100's of thousands in fees from prior years.

Please note that some BPO Companies do not pay if you are the primary agent who is expected to receive the REO listing. This is not the issue at hand. That is a common practice and understandable. What we are speaking of are companies who sub contract licensed agents to do a BPO for a fee ($50 to $150) and nver pay you even though the bank paid thenm $400 to $500 for the report.

If you have a company tha you have documentation of your work and never receiving $$$ then please reply / comment.

I sure agree with you, Landmark, Clear Capital are but a few that have been awesome in insuring that we get paid for BPO's and in a timely manner.  I had some that were over 4 months old and have given up. I won't work for them anymore.

Here's one to add to the "Do Not Pay List."  EVALUATION SOLUTIONS.

Other agents have posted receiving payment for orders completed in Feb/March a few weeks ago.  A representative from the company called to ask if I would take another order.  I told them to please remove me from their list, Thank you very much. Other agents have reported that their Feb/March orders were not paid and then from 'no where' a check arrived, and shortly after the company calls them with more requests. Some agents went on to accept the new orders, and 'lo-and-behold', have not been paid for the new orders!  Beware of Evaluation Solutions.

I did a BPO and met with a contractor on a foreclosure for MGIC, but because the home sold before we could take it, I didn't get paid.  I'm not sure why.  But I quit MGIC shortly thereafter because it was way too much work, and work in an area I had little interest in returning to.

I still do BPO's for Clear Capital, but they, and the rest of them, need to pay more.  $50 is simply not worth the time and gas.

I have received great information from fellow Realtors and was shocked that someone wanted payment for a list that others give out free.  I wonder if the person she purchased the list from knows she is reselling to others.

THE WORST COMPANY IN REGARDS TO NOT BEING REIMBURSED FOR BPO WORK IS PREMIERE REAL ESTATE SERVICES. EVERY TIME I SPOKE WITH SOMEONE THEY STATED A CHECK WAS GOING OUT IN THE MAIL - OF COURSE I NEVER RECEIVED ANYTHING. THEY OWE ME ALONE ABOUT $2K. I EVENTUALLY REPORTED THEM TO THE BBB OF NEW JERSEY. I DID NOT HAVE ALL OF MY PAPERWORK ANY LONGER SO I HAD TO STOP THE BBB PROCESS. THEY HAVE A NUMBER OF COMPLAINTS AGAINST THEM.

Larecia, I got burned by Premiere many years ago, I tried to get my money but nothing. I started refusing work from, so they tricked a couple of other agents in my office to due some work. I warned them but they had to learn the hard way. Thanks for the list of the other companies, they will definitely go on my no service list.

I learned something from this blob, that these companies were paid so much, but give so llittle to us.

Add Lender Services  Group, it's like pulling teeth to get someone to answer you!  And I had all the paperwork they sent with the fee and after 3 months they won't pay the full amount.

MainStreetValuations is good, if you send your I-9 in they will pay you within 2 weeks. Clear Capital pays in about 30 days, but they pay at the low end of the scale and their forms can be difficult to fill out

Has anyone heard of GRP Financial Services? They emailed me to find out about a property and baised on my BPO a chance of the listing, but if the property is vacant rekey, trash out, etc and they will reimburse me.

Does anyone know anything about a company with the website www.quickbpo.com? They have contacted me about joining their network.

I do BPO regularly (Clear Capitol, Protek, & Home Eq Servcing) and get paid promptly for the work. So far, knock on wood, I have not been "burned" for my services. I just completed a BPO for a company called GOBPO, and I have not been paid yet. BPO was done over three weeks ago and now my contact person is not responding to my calls/emails. This was a very indepth one and was suppose to pay $85.00. I don't have a good feeling about this one. I'll let all know when/if I do get paid.

As a broker and licensed professional for over 14 years I will say this:  it all comes down to us a realtors and professionals providing a quality service and the joke is on us when we don't get paid. WE as professionals sometimes go out of our normal range of buyers and sellers to help with what we think are other professionals in  our field  only to find out "YES" we do get burned and not paid from time to time from some these companies. The biggest let down aside from the money,time,and gas that we loose is the fact these companies are still alllowed to operate ..PERIOD!!!!  SO,  although I agree with this site to help us all in our profession, I disagree with being a professional that will act like the non payment  companies such as the biggest ripper of all (COAST TO COAST) .  We need to cut out that middleman and I am open to all suggestions from people in our field that feel the same way and have discovered a way out of middleman position. Let's find a way ? D

Maybe we ARE taking care of companies such as these right here! By letting other Realtors know which of these companies DON'T pay, we are getting the word out to as many as we can and eventually, MAYBE, they won't be able to get anyone to do their BPO's and such for them. It may take a little time, but bad press seems to get around a LOT quicker than good press.

Keep posting the "BAD" ones right here.

I agree that something should be done about non payment.  I am very diligent to make sure that I do get paid on all orders.  Eliminating the middle man means you eliminate our service base.  What more than a middle man is a real estate broker?  Be careful what you wish for!

W-M Realty Services DOES NOT PAY.  They owe me money from months ago.  I sent an e-mail about a week ago reminding them they still owed me, and never received a response.  I phoned them a few days ago, and the first words out of respondent's mouth were "Have you called before?"  When I ask whether it mattered if I had called before, she responded that "well, if you have, I can probably help you."  Dead give away to me that they must be receiving a lot of calls from reps who have not been paid!  Cross the outfit off your list of companies that pay, because they don't!

OVER THE PAST SEVEN YEARS I HAVE DONE BPO'S FOR ABOUT 6 DIFFERENT COMPANIES.  I USED TO DO THEM FOR ASSET VALUATIONS, RESIDENTIAL REAL ESTATE REVIEW (RRR) AND ANOTHER THAT I CAN'T RECALL THE NAME AND NEVER HAD ANY PROBLEMS.  WHEN I LEFT A PREVIOUS OFFICE FOR A NEW ONE I ONLY CONTINUED TO DO THEM FOR RRR.  THEY HAVE ALWAYS PAID ME AND USUALLY WITHIN TWO WEEKS.  I WAS CONTACTED BY EVALUATION SOLUTIONS ABOUT TWO YEARS AGO WHO SAID I HAD BEEN RECOMMENDED TO THEM BY SOMEONE AT RRR.  I STARTED DOING BPO'S FOR THEM AND DID NOT HAVE A PROBLEM WITH RECEIVING PAYMENTS (ALTHOUGH THEY WERE VERY SLOW TO PAY) UNTIL RECENTLY.  THE LAST CHECK I RECEIVED WAS IN JULY WHICH WAS FOR BPO'S COMPLETED FROM MARCH THROUGH JUNE.  I HAVE DONE FOUR MORE FOR THEM SINCE THE FIRST OF AUGUST AND HAVE NOT RECEIVED PAYMENT FOR ANY OF THEM.  I STARTED CONTACTING THEM LAST MONTH AND HAVE RECEIVED EMAILS FROM THEM WHERE SOMEONE WOULD FORWARD THE INFORMATION TO THEIR ACCOUNTING DEPARTMENT REQUESTING EXPEDITING THE PAYMENT.  I HAVE SINCE CALLED BACK TWO DIFFERENT TIMES AND THE LAST TIME I ASKED FOR A PARTICULAR INDIVIDUAL AND THE WOMAN WHO ANSWERED THE PHONE ASKED IF I WAS CALLING REGARDING A PAYMENT - NOT A GOOD SIGN.  I HAVE THE FEELING I WON'T BE RECEIVING ANY CHECK SOON.

I have found out (the hard way) that W-M Realty Group (aka W-M group) does not like to pay, they don't answer emails requesting payment and they dodge phone calls.  I am about 2 days shy of having my attorney contact them.  It's not a lot of money, but that's not the point.  I work - I expect to get paid.  I will not be doing another BPO for this group - ever!

WELL, one more to add to the list! GOBPO!! I completed one for this company on 11/11/07 and have not received my fee. I have tried to email them FIVE TIMES! The first couple they answered right back telling me that my "check was in accounting". The next two emails were unanswered. The fifth I just sent off so we'll see how that goes. I have also tried calling my "representative" but he has NEVER returned my calls.

Paul, this company too was VERY helpful during the process of completing the BPO. After the completion and a couple of clarification questions they had, they are non-communicative.

Thought I would add one more to the bad bunch. Anyone had dealings with this company? Email me and let me know.

Googling and so on will help, just do not pay these scammers out there.

Another note !  do not accept anything under $50, I do BPO anywhere from 50  to 120.  and averaging 65 at the moment. Keep the market good for everybody

I suggest that if you know good or bad comanies put them out there for your peers. "quid pro quo" , but do not pay for lists

BEWARE of USA Valuation Services. My first order from them was completed on 11/10/2007 & I have yet to get paid. The now owe me $300.00. I was told that I would get paid within 30-45 days now I'm told not to worry that I will get paid. My question is WHEN?????? The person placing the orders is Missy Denton. I wonder if I can call the electric company & tell them not to worry...they'll get paid!!!!! My next call is to my attorney!!

I agree with Paul! It is just what is says, A PRICE OPINION! Isn't that what we do anyway when we perform a CMA? Why shouldn't we be able to get paid for what we were trained to do? In I put in the comments when performing a BPO something to the effect of, "IN THIS REALTOR'S OPINION"....  I profess to be an appraiser and don't call my work an appraisal.

I would also like to ask JP, are you an appraiser and what state do you work in...just curious.

I finally heard from Land America today.  In spite of the fact that I submitted my W9 AT LEAST 5 times they claim they just got it.

Oh, by the way,  speaking of appraisers and agent/brokers and price opinions:

I just refinanced my house last month.  If a real estate broker or agent had been asked to give an opinion as to market value they would have come up with a value about 10% lower than the appraiser did.  There's absolutely no way that the house is worth as much as he said it was.

How long does it take for Asset Valuation to send out checks?  And PVC?  I just started working with these two, and am curious how long it will take to get paid.  I have almost a 150 dollars out at AVM and they are wanting me to do more orders.  I really don't want to get burned.

I am having trouble with USA Valuations right now!  I have worked with CC, PVC, MS, and REo network.  I am taking everyones advise and blacklisting companies that don't pay.

I live in rural North Central MN and a lot of times round trips can be 60-100 miles, so I refuse to do them for $50.  I will for 65 if they are under 20 miles RT but otherwise I am requiring 75 to 150 depending on the mileage.  I loose a few to lower bidders but with 3+ dollar gas there not worth it.  Its our service we should be able to set the going price for our service.  The agents that are doing them cheap are hurting us all.

** UPDATE ** After multiple phone calls, many promises of return calls, many claims of confusion, shock and awe that I had not been paid .... I sent a registered letter of demand to W-M Realty Services.  In the letter I detailed the timeline of events along with a list of time I called and who I talked with.

I closed the letter with a reminder that if I did not get my money within 10 days that I would have no choice but to notify the lenders that they work with.

I got my money in 8 days - check marked PAID IN FULL - ACCT CLOSED

Oh my ... now I'm upset ... they won't call me anymore .....   NOT

I am curious to know how common it is to get reo listings as a result from doing BPO's.  I would also love to know how long it took from the time you started doing BPO's to when you got listings and on average, how many listings you are getting each month. I am in the DC/MD market and I have been trying to sign up with as many lenders as I can but it has been extremely difficult to get information from the larger banks about signing up with them.  Any help or suggestions would be greatly appreciated.

"Have Been Ripoff"--I am sorry that you had to work with this unsrupulous company. Evalution Solutions is notorious for non-payment.  This is serious, and something should be done legally with this group. 

I had worked with them.  At first, pay was on time about every two weeks.  Then as I completed more, and more orders for them, they slowed down to a complete stop.  I waited over 90 days for pay on $600.00 worth of orders.  I finally did get paid after writing numberous emails, and phone calls to no avail.  They gave me that same 'crap' of not having my W-9 form.  Right.  Why would I not submit my W-9, when I intend on getting paid?  Anyway, turns out that I wasn't alone.  Here's a link where hundreds of agents posted their experiences of working with this company.  It appears that what they do is 'bait' you in to work, by paying you at first.  Then you complete "x" amount of orders, and then they don't pay.  When they get another 'batch' of orders to complete they pay the agents they owe and need to complete orders. So they will have the nerve to call you to do more orders, repeating the cycle. Some of these agents are desperate and they will get sucked in to this. My Advice: Don't work with these crooks!

Wow great info everyone!

I would encourage anyone who has a problem with any of these companies to report them to the BBB. I just did 2 BPOs for eValuation Solutions and won't do any more since I read this thread. I will report them to the BBB if they don't pay. By the way, I've always gotten paid from ASG.  I think they were 45 days out.  I haven't heard anything from them in a few months.

Thank you all for the info regarding the BPO's I am new in this and was looking for Company's lists , and found them on this forum, I need someone to guide me how to get REO's , what is the first step , and how long should I do BPO's before I can list bank properties , I am agent in California and do I have to inform my Broker of BPO'S , and If I get paid from those companies??  05/27/2008 I recently did BPO on a property in Spaulding Illinois. For a company named Area Wide Realty. They advertise offices in Illinois and Wisconsin, Chicago and Milwaukee. The approved the amount and I did the BPO back in January. After giving me every run around they could they still have not paid me. Last week they told me the client was only going to pay me 1/2 half of the fee... I told  them to keep it I would put their name on the deadbeat list to warn everyone else. Jenn Myzia is the person with that company who ordered the BPO. Some smart mouth that is her boss first name is Mike.  Beware of them they want everything done fast and when you need to be paid they have the market cornered with excuses... ALSO I have received an invitation (found me here on AR she said) to join a company called McCaffrey Properties to just take pictures of properties in my area for THEIR BPO's. Proteck pays, every 60 days. I have been working for them for a while and I get paid 45-60 days.

Inside Valuations, great to work for, they pay. I would say 30 days.

Proteck has paid me money. Disposolutions is great about paying quickly. Love working for them.  Forms are fairly easy.  LandAm pays quickly, the fastest out of all I've done BPO's for.  Their  website www.nascopgh.com

Just started started doing BPO's for an  associate and came accross this forum searching for lists only to discover people willing to charge for these lists. 

I agree whole heartedy that as brokers we are charged left and right for fees, dues, and then not paid for all the counseling and everythingelse we give to our clients/customers.

Just wanted to thank you for thinking outside the box and sharing the free goods and bads, I to have been burned.

I think the new agent may want to find a broker who will look out for the new agent, it wasn't cool, not by a long shot.  It's tough enough out there.  That broker may want to read up on training new agents and keeping them. Re:  DiscnDeb

I have left 3 emails and 2 voice messages for Evaluation Solutions to pay me for 9 completed BPO orders some of which go back 6 months. I have not heard a peep from them.

They are so unprofessional that when you call their main number, it does not even announce the company name...I wonder if they are trying to hide. In addition EVERY SINGLE ORDER with them is a "rush" job where they sometimes expect it to be completed within a few hours of accepting the order.

The company is just a joke. Stay away. Or if you live near Jacksonville Florida, please go and knock some sense into them. Thanks.

They have all paid me within a 2 to 6 week timeframe.  I am signed up with others too that pay but rarely get orders from them. I do work fairly regularly from the above companies. Some mass assign and you have to be the first agent to get them, in this case I usually miss them b/c I am out in the field and not sitting in front of my computer. I do about 20 - 40 per month depending on the month.  Sometimes my broker assigns them to me. She gets a ton from Singlesource and First American Residential Value View or whatever it is...that website is www.sourceoneservices.com and she another one is RRReview, which is www.rrreview.com

I just recently received an order from BPOs online. They told me that they paid very well, so I completed an order for them. Since someone said they don't pay, I will not be doing any more work from them until I get paid for this bpo.  Anywho, that's my 2 cents for someone wanting to get started in the bpo field, start with these companies, most have a link to sign up, if they don't, just shoot them an email and tell them you are interested in being a vendor and they'll get back to you.

Hello to all and thank you so much for all this great info! I am so glad to find a place where great people are willing to share.

I have a question. Would to pay to be on a BPO/Asset mgr list? I was going to sign up with a company that is supposed to be good but they want to charge me an "annual fee" of $250. Would you do this? The company is https://agent.res.net They through Old Republic default management services. I really want to get involved in BPOs and eventually, hopefully they can turn to REOs but I am having a heck of a time getting anywhere...;/

After reading how you folks got checks in the "batch" and I didn't - sent another email to Erica @ vendorinquiry..I nicely stated I knew agents in my area who had already received their checks (okay - so kind of a white lie- do I feel bad? Not.)and wondered where mine happened to be???
She called! Apologized. Said there was some problem with my "profile" (??)that has been worked out. (??!)She doesn't know how I slipped through the cracks but a check went out yesterday. Call her again if I do not receive it...

Love the ignore button on my phone for that reason (I have their numbers programmed into my phone with the name, so I know what to do with the call) and the delete email option also, actually need to set them up for auto-trash bin.

I will never, ever do another BPO for them and ORT is next on my list if they don't pay me soon!

 I have 3 orders un-paid. They are 6-8 weeks old. After reading here I will not take another order from The Evil. The driving, the gas, the time and then I have to fight to get paid....no thanks.

The way we handle is, we will float up to 30 days. After that, we send a last request and wait seven days. At  the deadline, we file a mechanic's lien against the property and let the owner fight it out. The property cannot be sold until the lien is cleared. we also add late fees and interest. http://www.flyinrealty.com

Thank you all for the names of the bad companies! It is eye opening since I'm new to the BPO's.

I have done orders for evaluation and got paid after months of waiting and multiple e-mails.

In June, after they did not pay me for 2 orders from April I stopped taking orders from them. Since July I kept telling them, every time they called with a new order, that I will not take any orders as long as I'm not paid for the work done already. At the end of August I got paid.

I've done one more order just a few days ago. I wish I had read your posts earlier!!!!!!!!!!!!!!!!

No more orders from evaluation!

I never had a problem with Clear Capital and Corelogic. They are easy to work with and there is always someone to answer the phone and advise you.

I have just signed up with the Lighthouse. Have any of you worked with them? Any comments? can yo share?

I have worked with M2m for about a year now. They are good to work with. They pay in a timely manner. They will even sometime increase the fee rate. I have never had eValuation Solutions contact me for any job (JOY)

RRReview is one of the good companies that pay on time. Their payment is a little bit low compared to the other big BPO companies. They also don't have a lot of orders in my area. Some companies pay you for a 1 business day exterior BPO for $85 and they pay on time. Evalonline wants you a 24 hour turnaround for $45 and you have to hound them for your payment.

I like the idea of putting a lien on the house for non payment of the bpo company.

I have been doing these BPO's for 10 years.  Clear Capital and Goodman Dean are TOPS!!

Gotta love Evaluation Solutions!!  I just got paid in early September for orders that were completed in June- ONLY after hounding them for payment.  I did not have to resubmit a W-9, as I had it on file from day 1.  Instead of avoiding their calls for placing orders with me, I would answer and politely tell the person that I am not able to accept an order from their company at this time because I haven't received payment after several months with no return calls or email replies.  One gentleman FINALLY felt sorry for me and submitted some type of expedited request. He said that he would submit it so that this can be resolved so that I can work future orders.  As someone else mentioned above, offering rush orders with a 24 hour turnaround at the lowest pay, waiting forever for payment after having to beg for it,, JUST ISN'T WORTH IT!!!!  I prefer to work with some of the other companies that were mentioned above. 

I used to feel like a favorite of First American (they would even call me before email blasting orders).  However, I must've gotten off of their favorite list from being late on a few orders or either their previous favorite person must have returned from vacation, lol.  I have to catch orders by email blast these days from them.  They are a good company to work with though.

You have to be careful with whom you do BPO'S for. Doing BPO's spending gas money your time in doing research in the MLS, taking photos, making adjustments where needed takes maybe an hour or 2 to do an accurate BPO, Waiting months & months to get paid or not get paid at all is the worst that can happen to us as an agent. The only way we can stop this people from taking advantage of us is to decline orders from them until they change their paying habit. There are a lot of good paying BPO companies who pay on time and you don't have to email, call or hound them for your payment. These are some of the good paying co's: Clear Capital, IAS, Goodman Dean, IREP, Mainstreet, M2M, NVS, Summit Valuations, eMortgage Logic, PCV, Single Source, FARVV, RRReview and many others. Just be careful with the ones you work for. Do your diligence and research the realtor's forums so you don't get burned.

I had my 1st taste of them back in 2004. In did a job for them and my fee never came. While this past February I got a check in the mail, and a request for another job. It did not register who they were until I went searching through the blogs on Rain. To get my money this time I would email and call every day asking for payment, and then I said I would call the banks they work with to let them know what type of business W-M was doing. I got my money.

By the way, the charged me $250 to sign with them upfront after which I found out their rate is $35 for a drive by and $50 for an interior.  Unfortunately, I didn't do the proper research before giving them $250.  Live and learn.

Received an email from evaluation solutions wanting a bpo done, i asked why they don't pay some for the work they do and yolunda said it's probably because it goes to Quality control and if it doesn't pass it gets sent to another agent to do . They should tell the agent if it fails and need work not just give to another. I passed on them

I want to thank everyone for their imput on this blog. With me being new to BPO's and just barely getting started (Haven't done one yet), I am doing my research weening out the good and the bad.

I recently got an email from FISERV Lending Solutions. Do anyone have the scoop on them?

Thanks for the info Paul, I was actually doing a Google search on how much BPO's get paid and your blog answersed my question. I am a Realtor with an opportunity to work with REO's and the company is offering me to do the BPO reports but from reading your information, I think I would rather concentrate on the REO's.

I saw a previous question about https://agent.res.net and was wondering the same thing.  Has anyone slapped down the $250 for this and can provide any insight as to whether it's been good/bad?

Matt,

I have now received 2 listing from US Real Estate Services (USRES). They are the operators of the Res.net. In the beginning you may have to do some charity work for them to get a listing. You have to do free BPO's, with as they say about on the average of 15 before you can expect listings. I think this is dependent on the part of the country you are in and also on the number of agents willing to do free work before receiving any listings.

The way I did it was do a free for them, then requested in the comment section of the BPO's, to be considered for the listing. When I did get the listing, I was then required to join Res.net. In essence you can not do any listings unless you are egistered in Res.net.

How many freebies did you do and over what time period before they threw you a bone?  Just wondering cause 15 BPO's for free is like paying them $750 in my mind and then they want $250 for the membership plus your time and gas.  That's well over a grand investment for 2 listings?  Did those listings sell?  I guess I'm having a hard time grasping the benefit of this versus other lead generating and marketing strategies.

No the rest of the story. I too had the same questions, so when I did get a listing I bargains with them for free membership for 6 months. They agreed! I have just had the 1st listing for about 1 month. I got the 2nd yesterday. Like I said before, the amount of free work depends on where you are in the country and who will do free work. I think I have done about 6-7 freebies.

Their website has all sorts of problems.  It loses saved information.  They lost an entire BPO and said I had to repost it (not re-enter it, just repost it).  I tried and it was not there to repost.  Then they sent an email that because it was late, they were withdrawing it and not paying.  The problem was their software.  DON'T DEAL WITH THEM.

Question, I do BPO's using FMLS data. the companies want DOM on active listing comps. I must have listing dates / # of days on market for current active listings. My problem is, fmls policy is not to enter this info on active listings to protect the agents listing expiration from being taken advantage of. its only available for sold listings. I'm sure there must be other agents having this problem. Anyone have a remedy?

For the record, I did not read all of the above posts so I apologize if I post any redundant info.

Clear Capital pays in a timely fashion and are great to work with. They are detail oriented and I have had clarification requests. $50 for a drive-by, $85-95 for a full interior. It helps to have a smart phone to get orders since they go quickly.

For the record, OCWEN just dropped their drive-by's to $45. It's the law of supply and demand at work. Live by it and die by it.

There's a company out there called Realnova. They're a global real estate referral company not a BPO company.  I've received more bpos from them in last few months than I've received from the so called bpo companies I signed up with a years ago.  They have also referred some good buyers to me as well in a very short time. They do have a helpful bpo advice section on their site that was very helpful to me when starting out. They discuss getting paid and some other BPO issues. Check them out @ www.realnova.com .

I would like to recommend RRR, unfortunately they only paid $40.00 but they paid within two weeks. A bird in the hand is worth two in the bush. I have worked for ASG and it took them six months to pay me. So, I decided to passon being associated with them, there BPO's are the most challenging of all to do.

Has anyone had trouble with LandAmerica not paying?  I did a BPO for them and they are not paying.   I would not recommend doing BPOs for them.  Not only would they not pay but they were rude as well.  Everyone you talk to there is a smart ass.  Just curious if anyone has had similar trouble with them.  Thanks!

Beware if Main Street Valuations. They will make you do unethical BPO's if they want or need a property to come in at a certain price. I do not work like that. I ran into a horrible situation with them forcing me to being in a BPO at a price because it was under contract in the MLS at that price. The contract price in MLS was at least $200,000 under priced and there was no way I could bring in legit comps for their demand. I don't & wont work that way. They got upset and yelled if I don't do it and bring the BPO at the price they wanted then I will just not get paid and they will get someone else to do it.

Us, as Realtors need to keep our practice honest. I am seeing way to many BPO's & properties on the market stating BPO is in and these properties are just so way underpriced it is unfair to everyone. Who is doing these BPO's? I have a friend that went thru the experience of a low BPO. They were trying to do a short sale and it came time for the BPO. Well EVERYONE was shocked at the price it came in at, the Realtor was from another County and didn't even know how to get to the condo, was an hour late, and the BPO price was just unbelievable!

Now fellow agents, we had our market ruined by the banks and the bank factories of the early-mid 90's doing fraud appraisals, and lending. THEY RUINED IT FOR EVERYONE & NOW THEY ARE USING US AS THEIR LITTLE MULES because they don't want to pay for an appraiser! Now they are under pricing the market, making US, as well as all home owners loose their equity, and we are helping them! Many Realtors will do a low BPO just so they can get a listing that they know will have muliple offers on it! How disgusting! It's going to bite us in the behind like the thrive market of the early-mid 90's!......AND WE ARE DOING APPRAISERS WORK FOR A QUARTER OF THE COST for them to ruin our market again! We, as Realtors, do not bet billions of $$$$ from the Government to help us or help us pay for our new company jet or lavish island conference vacatioin or 8million $$$ bonus!!! They are doing it again and we should all stick up for each other. These blogs are great to help the unknown about the BPO or REO life, but these horrible BPO's just go on because Realtors will run & rush one in for a measly $45-$80! ...And look what these banks are doing to many Realtors out there working like sweat hogs for these REO listings! They will under cut them on the commission when that time comes!! After all the paperwork they want done & the endless amounts of work!! COME ON! I think we should all write letters to the Real Estate Commission, The Governor, President, anyone, everyone and let them know what the banks are doing now! They wont even work w/us Realtors when we have a contract on a home during a short sale process! It is ridiculous what we have to go thru! Then the banks own the property and that is when it sells for 50,60,70 100k less than what it could have sold for before when there was a buyer that walked because the banks wouldn't respond! I know many Realtors that have been in that situation. Then they loose the listing after all that work for it to go to some REO list agent!!! It's endless!

Anyways, for the person that was inquiring about Main Street Valuations. They have a staff there that sound like they are all out of high school, you speak to a different person each time you call, they don't read notes that you insert and call you for things that are in the notes, then you will get a call a few hours later from a different person regarding the same call you got before and they are very unprofessional!

Do not do any work for QUALITY BPO's. I did six and have submitted them January 13th, 2009. It has been 2 months and 9 emails later. They had at first claimed that they would mail payments out on February 15th. Still nothing! They have a contact number that goes straight to voicemail then says that voicemail is full! Very unethical and unprofessional....

I have done over 175 BPO's in the last 10 months for 16 different companies.  All have paid me within 90 days with the exception of Evaluation Solutions (evalonline.com).  Thanks to this great thread here on Active Rain, I was forewarned and only did one BPO for them and then refused all other requests until I could see their track record.  I sent a reminder to them after 60 days, still no payment.  Thanks to all who sent up a blazing red flag on them as I requested to be placed on inactive status.  They're so unorganized that they still send me BPO requests! 

Live and learn, and don't get burned (too much!).

Here in northern Nevada, I have been asked by one of the BPO companies to provide testimony against a complaint that may make Realtor BPO's illegal.  Has anybody else heard of this?

We did finally get a check at the end of February or beginning of March for over 2000 from EVALUATION SOLUTIONS for Nov and Dec BPO's. We stopped taking assignments and asked for a pay order to be submitted by the processor. We only had to request a few times. We did not get paid for some orders that we were supposed to get partial payment. Orders that they thought took to long to complete or decided they didn't like a comp. Sometimes they insist you produce something that just isn't there, even going outside of time frame and distance. My agents complain because their BPO's take so long and they always want them yesterday, and drop everything to do corrections in less than 2 hours!

 

How do I capture more from M2M or Clear Capital? We have only gotten 10 out of 454 in the last 6 months. They are gone befoer you can logon. Is there software to capture them?

I did a couple of BPO's in February and have been told the check will come this week.

Clear Capital broadcasts and I have only done a few for them.  They are very nice and pay within 30 days.  M2M also broadcasts, but not before they first offer to the preferred agent.  I never used to get that many until lender's started requesting they hand pick an agent who does excellent and accurate work.  That's when I started getting called directly.  I also got my first REO from them.

Now, I'm a preferred agent with them in about 7 different cities.  I have 8 hours to accept or reject an order.  When I reject them, they are broadcast out to everyone.  Those of us who are preferred agents probably take as many of them as we can and pass on the rest.  I've only rejected 2 in the last month.  They told me they would like to give me more, but I limit myself to what I can complete on time.  I have never ever been late, in fact, usually a day or two early.  They like that.  I limit myself to about 25 total a week from all companies I get orders from.  I would take a lot more, but I'm not a bpo mill.  I do every single one myself and have gotten permission for my husband to take pics for me.

So here's my advice on how to get them if you're not a preferred agent:

Log on to the website where it has the available bpo's for you to accept.  Hopefully, you can waste a bunch of time in front of the computer for a while till you get rolling.  You need to hit F5 or "refresh" every 2 minutes.  That way, you will see them come up faster than smart phone users can respond and definitely faster than your email receives the opportunity.  If you wait for email, it will be gone by the time you log in to accept.

AVM is fantastic.  Great little forms, decent, standard pay, more for rush orders. Payout is between 30-45 days.  M2M is also 30-45 days.

CoreLogic, RELS, etc. (Valuation Support Services) are also very great to work with.  Pays every 2 weeks like clockwork.  Goodman Dean also very reliable.  Usually pays 2 weeks to 30 days.  Goodman Dean states that they also give REO's to their bpo agents on occasion.

EmortgageLogic is another one that pays about every 2 weeks.  I just don't get very many orders anymore from them and don't have time to login and refresh, refresh, refresh. 

Almost every company now requires you provide your E&O insurance info, as well as the standard copy of your license and w-9.

I've done a bit of work from a couple of companies that haven't paid, and of course the freebies for the lender's that give me the listing.  I rarely do a  non-payer though, as I'm a research junkie.  My time and gas is too valuable to give my work for free to a bpo middleman.

Also, a comment to the realtor that said they would do your bpo's for $25 dollars.  Sorry, but if the bpo company finds out you did not do the work yourself and you did not get permission to outsource, you could risk not getting any more from them.  Personally, they would know in a heartbeat if I ever outsourced.  I have a lot of my personality in my comments.  I never, ever misspell on my forms, and I know my areas so well, better than what some outsourcer can relay.  There's so much more to a bpo than just the comps. You really should get a good feel for the area and be able to communicate that on your forms.

My group completes an average of 5 BPOs a day.  Some days more, some days less.  We have run the gamut of companies from PAS--my favorite REO dispo company to Fannie Mae--nice work, if you can get it. 

There came a point in my BPO career when I had to decide what was in it for me.  There are companies that don't pay.  There are companies that pay like clockwork-well and high dollar.  At the end of the day, I am promising, when I do a BPO, to give an opinion about what I would list the home for--in the hopes of someday listing the home, right? 

A BPO is an online listing appointment.  If your BPOs are stellar, on time, and the best, most accurate BPO on the table, you have done your job.  How many of you have been on a listing appointment and, although you knocked it out of the ballpark, didn't get the listing?  That's what I chalk unpaid BPOs up to.  I will chase the money, but I am not going to let go of any of my day to day business practices to do so.   I always revert to, "fool me once, shame on you, fool me twice shame on me" and I am NEVER afraid to ask the person on the other end of the line, "Could this BPO lead to a listing for me?"  If the answer is "no" and I see more than 60 days of unpaid BPOs on the spreadsheet for that company, the answer is, "No, but I thank you for thinking of me."

If you are looking for steady money, EML pays every two weeks, like a government job and their BPOs are a walk in the park.  Good customer service--no listings.

The reason why "Evaluation Solutions" is still in business is because we agents are the one responsible for having them stay on float. If we all boycott this dishonest firm, then they will be forced to change their act. But unless there are agents who take chances on getting their BPO's they will always stay on business forever. These people should be "banned" and "BE OUT OF BUSINESS" because they are dishonest, don't pay, take advantage of poor Realtors specially those newbies in BPO's. I haven't been doing BPO's for these guys for the past 2 years but still getting solicitation from them. I am not crazy to do business with them after my experience where I have to hound them with emails, phone calls then finally got paid after 6 months. Is it worth the hassle to follow up with these crooks to get paid for things you were supposed to get paid because you did your best to submit your BPO on time? DEFINITELY NOT. BOYCOTT EVALUATION SOLUTIONS. DON'T DO BPO'S FOR THEM AND LET THEM GET OUT OF THIS BUSINESS FOREVER.

In order to get paid by Evaluations Solutions you must invoice them for what they owe you.  Include in the invoice the order number, address, date completed and amount.  They will pay you after invoiced.

Thanks for this dialog!  I just started applying @ the beginning of the year and am just starting to get orders in the last 2 weeks, I will focus on applying with the ones you guys recommend.  Have been accepted by a few, have to check them against this information.  The one I have had actual work from seems to be on the up and up.

 

Would like to also know from all of you which ones are likely to give out REO work, that is what I really would like out of it in the end!

There is a lot of work to go around.  I'm doing so many BPOs that I have to revaluate my business and family life. Is this where the market is right now?  I belive so in some areas. There are some weeks when I'm doing so many orders, that I don't have time for any thing else. Then when the orders slow down, I catch up on my tradional real estate work. I try to keep ahead of the traditional real estate work, so I can do the BOPs and pay my bills. Then of course the orders pick up again. Everyone is correct, Evaluation Solutions doesn't pay.  Even if you get a check from me, it is only because they want you to do more work for them.  I've played the game and got paid TOP dollar for my work, but now have 80 dollars out from them that I willl never see. I did charge them well above market rate for work, knowing that some day they wouldn't pay.  I actually got paid 200 dollars for one days work and a 30 mile drive. I told them I wouldn't do any more orders for them until they paid me for the last ones, and I got the check in three days.

Love clear capital and I hear they can now assign assets.

I am having problems with ASGBPO. I have called on several occasions and I get the same answer. Oh we will mail the check. I caught them today in a tangled web. The woman I spoke to said she will give me a call back and asked for my telephone number and mailing address. I gave her my cell phone and my home address, note they did not have this address on file. This woman called back and stated the check was mailed to the address, my home address, and they will void the one sent and send another to this address. I asked how was it possible they sent it to that address when I just gave it to you a few moments ago. "Uh uh uhhhh that is the one we have on file," she stammered. Needless to say stay away.

That would be great, but not everyone (agents) would comply with the requirement. No matter their would be someone out there who would think maybe I will be one of the lucky ones not to have problems with my pay. I know I have warned via this forum about the companies that do not pay yet we still how their stories about how the tab keeps getting higher.

Evaluation Solutions promised me when

they sent a check in January of 2009 that

 I would not have any trouble in the future

 collecting from them. I had waited six

months for that check.  I did work for

them in Jan, Feb, and March but stopped

 in April as I had not been paid for

Jan "09.  Now it is the end of July  '09

and these crooks still have not paid me.

 I went online to vent my frustration and

 joined this site.  Wish I had joined in January.

  I have mailed invoices for payment, emails

for payment and repeated calls to x120,

 which rarely gets answered as this is their

 accounts payable department, but still no

check.  I have been lied to every time I have

 called them and today they said the check

 was mailed on 7/17/2009.  Add my name

 to the growing group of angry Realtors who

 will NEVER do business with these thieves

 again.  However, my name is still on the

 active list so that I can vent on the call

 takers when they call for "a rush job"

and I ask them to "rush" my six month

 old invoices.

Evaluation Solutions is the worst ever. I don't think they pay anyone.

 

Right now they owe me $1,255, and I just sent them a certified letter. I also filed a complaint with the Florida Attorney General's office. When I called -- 850-414-3990, they told me they already have two complaints against them, and mine makes three.

They told me the more people who complain, the more they can go after this company, so file a complaint. It's easy, you can do it online, and it takes two minutes.

I completed a bpo for GOBPO on 8-13-2009 of course it was a rush job. I completed it returned to the website because I was curious about payment turn around times only to find nothing. I read on this site that they don't pay well after the fact. Has anyone worked for GOBPO lately?

Ref to Evaluation Solutions

I did about 900 BPOs in NJ last year 2008 for Evaluation and I get paid for every single one, I stop work for Evaluation because another issues on the BPO forms that I don't agree with it.

Jennifer DrumrightI have done BPO’s for about 5 years now, the only company I had any issues with was www.brokerpriceopinion.com, just like many others here, I did quite a bit of work and they were very slow to pay, kept calling me to do more work. I think it ended up taking about 14 month of calling several times a week to get my money ($1,200 and something). If you have any doubts about who you are working for, look them up on Better Business Bureau, I wish is figured that out before I worked with BPO.com, BBB has some interesting info on them.

I seriously hope you have discontinued doing work for this company. It could not be the money, as they owe for the work. I learned my lesson by working with W-M, no pay no work.

 I no longer do work for this company, stopped just as soon as I learned the game! One other thing I learned about them is they don't disclose the name of the agent to the back that ordered the BPO, thus no recognition for possible REO's in the future.

For those type of situations I would insert my name into the comment/valuation portion of the report. Just be inventive to get around some of their obstacles.

What is the realistic hope of some of these vast number of BPO's turning into listings?  Many BPOs are not even for properties in default, but just for asset management purposes, or even HELOC loans. 

I'm looking for companies who assign out BPOs to agents on properties in default where there is a chance for a listing.  There must be some, does anybody know of any?  I hear that rules are changing for short sales & many of these asset management companies will soon be assigning out short sale listings too, just as they do the REOs now.  There should be a lot of listing work out there that pays a lot better than $50.

You can not call them short sales until the property is listed, there is an offer on the property, the hardship paperwork has been forwarded. then it (may or may not be considered a shrt sale).  So unless there is a major change in how things are done, do not expect any companies to be sending you any listing as a short sale. So think about it they can not issue out listings if it is already listed by the homeowner who is considering the short sale option.

Reading through this blogm I see how it has evolved over years. At first it was for listing companies that did not have a good record of paying for our work, to now there are all sorts of stuff...a sort of real estate soup I suppose. Let try to get it back to identifying the no/slow pay companies. Because I am sure the number has increased with the market demand and conditions.

Evaluation Solutions, gave me a call today asking "if I would assist them on doing a BPO", theysay they got me name from REONetwork. I told them I would have to check it against my list in my office, as they had called me on my cell. When I got to the office I had 3 emails asking me to confirm the assignment. I did a reply saying that I would not be able to help them.
