I still kick myself for waiting as long as I did. Your clients want to hear from you more than you know. The problem is most people put this off thinking it's just a nice thing to do: keep in touch with my clients and sphere. I'm telling you it's more than that... it is outright GOLD!

Having stayed in touch with my database for 7 years now, I'm 100% referral. In fact, I give out more listing and buying referrals to agents than they give to me. It's no secret, the way I do it is by databasing.

It doesn't even matter what program you use. There are a ton out there. Just get one, put your clients in it and stay in touch. Be real. Talk about things important to them, but don't be afraid to reveal what's going on in your life. Of all the things I send out (about 24-36 "touches" per year) it's always the personal things that people respond to.

If you have any questions about what to send or how to do it, post your question here and I'll do my best to help. Just know this. There are deals you could be doing by next month if you start today. And it just grows from there.

In our hectic world most salespeople forget their clients the minute they've cashed a check. Stay in touch and you'll beat 90% of your competition.

Dan, this is great advice. Can you tell me what software you're using and what kinds of things you send to the folks in your database? Do you email them, send out a newsletter, a personal letter, postcard, etc.? What works for you?

Sure guys. I happen to use ACT. One caveat though, you have to customize it. Which is easy. I had my ACT consultant do all the work. For agents there are programs like Agent 2000, Top Producer, and I'm sure others. The only thing I can tell you about is ACT. You can, however, get it precustomized with a real estate agent "overlay".

Let's see, what do I send out. How about birthday cards for one. And home ownership tips: maintenance, security, tips on taxes, finances, identity theft, credit, remodeling, safety. There are more. I'll try and figure a way to post them. Just don't wait. Run, don't walk to get  a database.

If there's sufficient interest, I'll tell you exactly who you should put in it first. (you can do this even if you've never sold a piece of real estate in your life)

Oh, and to answer Jerry, I send out a mix of all of the above. The mix is crucial. Otherwise they just get bored. You want to keep them guessing what the heck you're going to do next. Keep it fun. Just enough to remind them  you are an expert at what you do, and keep 'em entertained.
