Google adwords can be the fastest way to generate web leads. It can also be the fastest way to clear out your marketing budget. Please read these tips I have learned from experience.
Tip #1
WHAT EVER YOU DO !!!! DO NOT ALLOW CLICKS for the "CONTENT NETWORK" It is a waste of money and the clicks do not convert into real estate business!!!!!
Tip #2
Bid low on the high $ key words like "your city Real estate" These are the most competitive and highest costing clicks. Go for specific terms including property type, smaller towns, neighborhoods, and so on.
Big high on "City waterfront homes" "city luxury homes" "lake (insert name) homes" and "expensive neighborhood names"
Pick the small towns closest to you or the small name neighborhoods and bid on all small terms and it will save you money!
Tip #3
MAKE YOUR LINE AD SPECIFIC TO YOUR KEY WORDS AND CREATE MULTIPLE ADD GROUPS
For your most expensive words make your AD stand out and be powerfull. If your click through is good you will rank higher then people who are paying more then you. I achieved this by the following ad
Bellingham WA Real Estate
"Bellingham's most powerful
real estate search"
Even though a lot of people in my state have my same IDX consumers like the powerfull and I get better good click to view ratios then my competitors.
Also tailor your ads to your keyword ad groups - Dont have one ad for all of your keywords. If you want condo clicks then make your ad say
"Bellingham Condominiums
View ALL Condo Listings
Pictures & Virtual Tours"
"Bellingham Waterfront Homes
View ALL Waterfront Listings
Pictures & Virtual Tours"
Don't add extra keywords for neighboring cities and use the same group. Having a PPC ad for Seattle Real Estate show up when some body searches for olympia is ridiculous.

You forgot one. If the CTR is below a predetermined number, work on it.
I don't do AdWords any more unless i need a "bump" in a particular area, but I found it was best to work the ads up to at least a 5.00 CTR.
Of course, I haven't the foggiest idea what I was doing.
