EBA Portland exclusive buyer agent beavertonFor those of us in the real estate / mortgage business, we're very familiar with the acronym:  P.I.T.I.

NO!  It's not a healthy pocket bread. 

A first-time buyer should know about this, and it's a handy, simple group of letters -- that could save you money and help with your monthly budget planning!

P.I.T.I = Principal, Interest, Taxes and Insurance.

Let's examine it all separately.

Principal: This is the total amount of money you will owe the bank for your loan.  The "principal balance" of your loan is divided over the life of your loan AND there will be a monthly amount of principal that you will be obligated to pay back.

Interest: This is the "fee" . . . the interest amount that you agreed to pay the bank for the loan.  If you have a 4.75% interest rate, you will have this amount calcuated as a per monthly amount. 

NOTE:  I might as well add that the bank 'amortizes' your loan.  The principal balance is not really being reduced the first seven, or so, years of the life of your loan (if you have a 30 year fixed).  You are paying the mortgage per month and the majority of that amount will be INTEREST.  The banks have set this system up by design.  There has been study after study done that buyers live in a home, on average, 7 years.  So . . . the banks make their money with the interest on the loan. 

Taxes: If we learned anything from the '70's and Superfly, there will be: taxes, death and trouble.  Taxes are your propety taxes.  These property taxes can be set up to be paid with your mortgage, and the yearly amount is divided by 12 months and can be added to your monthly mortgage payment.  For me, I like having my taxes INCLUDED in the mortgage payment.  I don't get a property tax bill around Thanksgiving!

Insurance: The property you are buying will need to be 'insured' for hazards.  Do NOT confuse this "insurance" as Mortgage Insurance (that's something else).  The lender will require that their investment be insured against hazards, such as: fire, wind, and what might be typical for your local area.

The TOTAL will be your P.I.T.I. monthly payment

Be sure to ask your loan rep / banker / mortgage professional if the monthly payment they're quoting you is the P.I.T.I . . . the total amount of what you will be obligated to pay per month. 

Some lenders / loan reps / bankers MAY just quote the P&I (Principal and Interest) and NOT include the Taxes and Insurance.  These amounts WILL be due . . . and should be considered when you are establishing your MONTHLY BUDGET!

Thanks Carla. I wish some of those online payment calculators would spell this out more clearly.

I've worked with a few first time buyers who've been shocked when we calculated the difference between what their actual payment will be and what "the computer" said it should be. :(

I still love the old "rule of thumb" about keeping PITI = 1 weeks pay, but most people now would balk at buying "so little house".

Terry. . . the acronyms are less in our industry then . . . let's say the military.  And I would rather say GFI, PITI then Good Faith Estimate, Principal, Interest, Taxes and Insurance . . . BTW -- we don't say H.U.D. . . . H-U-D --  We don't pronounce the letters.  We enunciate the word: hud

Carla-congrats on the Feature!  Great post.  I am using for a re-blog.  I hate when we get close to closing and my clients are coming to the table with less knowledge then they should have because they are using someone a friend recommended instead of someone I recommended.  It makes me nuts.  I try to give as much info as possible but alot of this information should come right from their mortgage person and it doesn't always.

Nice meeting you Raine . . . Good comments too about the one week of salary.  When I was married, my then-husband and I set up a system of our own.  One of our incomes (I forget whose) was used to pay all the bills.  The other's was used to SAVE!  It worked out for us, was a very simple approach.  We banked one's income earner's salary . . . we spent the others!!

Gary -- HOA is additional when the buyers are looking into the developments with HOA, and CONDO'S and townhouses have them.  I always point this amount out to buyers since it's on the listing sheets.  I'll even highlight it with my handy-dandy highlighter.

Great post, Carla!

Now that a lot of flash in the pan loan officers are getting out of the business, hopefully problems like the borrower not knowing PITI will decrease.

Strange that someone would purposefully not quote the full payment, the lender uses PITI to calculate ratios?  Who knows why the unwashed do some of the things they do, though. 

I agree with the above posts, anyone who doesn't value their client enough to explain all of the aspects of their loan deserves to be sacked, and blackballed.  I just did a closing with a client that was on a 5/1 ARM; the closer asked him if he understood how the loan worked.  He replied yes, and she asked if he was sure.  He rolled his eyes and looked at me.  Not only did he understand what was going to happen and exactly when it was going to happen; but we had went over best and worst case scenarios and put together a financial plan to invest his monthly savings.

Long story short, education is the most powerful referral tool available!
