I don't know about your neck of the woods, but in Albany, OR, you can't keep good properties down!  This week I had a client call me about a house for sale just about half a mile from my house.  It's currently bank owned & had only been on the market for 5 days.  I called right away when he told me that the asking price was about $89,000.  When I was finally able to talk to the broker, he'd already received 6 offers on the property!  To top it all off, when I went by, there wasn't even a SIGN in the yard! 

If you know of any great homes needing to be sold quickly in Albany, let me know!  I'm doing my best to help these clients find a smokin deal!  They're looking for a good, solid starter home for $130K or less.  Call me if you have something that would meet their needs & let's talk business!

Kristin, I dont know any smokin' deals in your area, but I have to say even here, the market is HOT for a property that is priced right and in the right area. For overpriced listings, things are still slow.

Kristin,   Houses are really moving in my area.  It is not unusual for listing agents to receive 20 to 40 offers for bank-owned properties.  There are so many buyers competing for those houses, it is very difficult to get an offer accepted.  This sure beats when nothing was selling when the market was first crashing.

Several homes I recently staged in this area (Salem OR) sold quickly too. None were bank owned though.  I continue to hear that the homes that are well priced and present well (i.e. staging!) are the ones that are getting snapped up quickly, within days or weeks.  I'll keep my ears open for you.  Stagers often get calls from sellers before they even contact a Realtor.

Isn't it true how when the homes are priced really well they just fly out of the inventory?  It is really amazing.

If they are sold that quickly they are not priced well at all, they are underpriced.  Those agents need to be more carefull in their pricing to get the most for their clients.  Remember there are two sides to every coin.
