With less than 18 weeks left, time is running out for the first-time homebuyer to cash-in on their $8000 tax credit.
If you are still fiddling around on the computer, searching for homes and/or searching for more information on the $8000 tax credit, you need to seriously shut that computer down now and get moving. If you think you've got plenty of time before the first-time homebuyer tax credit deadline of November 30th hits...think again. Thanksgiving may be months away and you surely have plenty of time to think about your stuffed bird but right now you need to focus on and account for the time it actually takes to purchase a home.
If you have not already done so, you need to:
- Find a Realtor;
- Get a pre-approval;
- Look at homes;
- Choose a home and make an offer;
- Negotiate terms;
- Complete attorney review, conduct inspection, property appraisal, homeowners insurance;
- Get financing and close the deal.
(Keep in mind that steps 3-6 may have to be repeated).
Unfortunately, even if YOU have all YOUR ducks in row, in a transaction involving numerous third parties, delays can often occur which is why you need to move fast. The clock is ticking and there is no more time to waste...its either $8000 today or $0 (ZERO, ZILCH, NOTHING) tomorrow!!
Bottom line -- no ifs, ands, or buts, you need to be under contract no later than the end of September.
Can it be done? YES and with the government giving you 8000 reasons not to blow this deadline, you need to act NOW!
