211 are Short Sales (14.9%)

Currently 612 are under contract which:

105  are Foreclosures (17.2%)

242 are Short Sales (39.5%)

In June 251 residential properties sold which:

70 were Foreclosures (27.9%)

31 were Short Sales (12.4%)

In May 231 residential properties sold which:

59 were Foreclosures (25.5%)

31 were Short Sales (13.4%)

In April 216 residential properties sold which:

34 were Foreclosures (15.7%)

19 were Short Sales (8.8%)

This data looks promising for the Frederick Real Estate Market area. Inventory is decreasing as sales are increasing. Foreclosures and Short sales have made up nearly 40% of the total sales in the last 2 months but only represent about 20% of the total current inventory. This suggest they are the most competitively priced.
