It is a great time to buy a home in Atlanta Georgia.  Prices are down, supply is up and there are great mortgage rates available.  Media reports have hammered the loss of value home owners have experienced as prolonged anxiety about the national economy kept home buyers away from market.  A lesson from the stock market is appropriate for our situation now in the Atlanta real estate market: buy low and sell high.

If you want to buy a home in Atlanta Georgia now is the time to act.  Prices are down.  Prices are way down.  And now is the time to lock in the best deals in the market.  If you buy when most others want to sell, the prices are naturally going to be lower.  Demand is lower now in the Atlanta real estate market and prices have dropped in response to the lowered demand.  My advice to those who want to buy a home is act now.  The market timing is right for locking in a home at a price that reflects the low demand in the market.

HOW TO GET THE BEST DEALS IN ATLANTA REAL ESTATE

•       Buy a short sale home.                  Jericho Road Tucker Georgia Short Sale You will need up to three months and a lot of patience to buy a short sale home.  Banks/sellers will do no work to correct any problems with a home that is going through a short sale so be prepared to buy a home that needs work.  The home you want may need a lot of work including mold remediation, structural repairs, etc.  The bank does not care and sellers have no money to fix these problems.  Also, banks do not move very fast on the paper work.

•       Buy a house that needs a lot of cosmetic work but is otherwise structurally sound.  I have personally made quite a few dollars over the years following exactly this advice.  The home you buy may just need cleaning out, new paint and the shrubs trimmed.  Or, you may need to do some more intense work including HVAC, plumbing and electrical repairs.  These very contractors are not very busy right now and they are much more affordable and available than you might think.  Plus, you can get cost estimates during the inspection period.  Why should you consider a house that needs some work?  It is a very competitive market and most buyers skip over these houses.  When sellers don't get a good response from the market place they have to lower the price.  This is why homes that need cosmetic work are such a great deal.

•       Buy a foreclosure.  Banks take a while to respond to your offer.  You might have to wait one or two weeks to find out if the bank accepted your offer.  Much of the short sale discussion also applies.
