The home you buy may just need cleaning out, new paint and the shrubs trimmed. Or, you may need to do some more intense work including HVAC, plumbing and electrical repairs. These very contractors are not very busy right now and they are much more affordable and available than you might think. Plus, you can get cost estimates during the inspection period. Why should you consider a house that needs some work? It is a very competitive market and most buyers skip over these houses. When sellers don't get a good response from the market place they have to lower the price. This is why homes that need cosmetic work are such a great deal.
• Buy a foreclosure. Banks take a while to respond to your offer. You might have to wait one or two weeks to find out if the bank accepted your offer. Much of the short sale discussion also applies.
