Many sellers go through the process of preparing their home for sale and sign a contract with a real estate agent.  But then, undermine the process by:

  • Not allowing the agent to do a broker's open house
  • Requiring several days notice to schedule a showing appointment
  • Insist on being present at all showings
  • Does not give a potential buyer a chance to appreciate space because of being ever present.

1. So why would you want your agent to conduct a broker's open house?

  • This give the local agents the opportunity to examine the property, and sometimes right away the agent can think of a prospect that the house would appeal to.   It is much easier to sell a house you have toured.

2.  Why is access so important?

  • Just look around, there are many properties on the market and if access is difficult both buyer and agent will move on.

3.  Why is it not a good idea for the homeowner to be present for the showing?

  • FRANKLY IT IS AWKWARD FOR THE POTENTIAL BUYER.  IT IS NOT EASY OPENING CLOSETS OR CUPBOARDS IF THE HOMEOWNER IS STANDING RIGHT THERE.
  • YOU MIGHT THINK TELLING THE POTENTIAL BUYER ALL ABOUT THE HOUSE IS A GREAT IDEA IT IS NOT.  YOU ARE WEAKENING YOUR NEGOTIATION POSITION AND AT THE SAME TIME MAKING THE POTENTIAL BUYER UNCOMFORTABLE.

So if your home is not selling or did not sell these are possible reasons.

So true, Jennifer about the sellers being home.

The buyers will look quickly and get out. They don't have a chance to imagine their furniture in there. They feel uncomfortable. In this market if they want to sell, they need to go for a walk or something.

Missy homeowners need to realize the buyers need space to do some visualization.

Hi Jennifer... I always tell my sellers that the idea is to keep people in their home looking at it for as long as possible, and an owner who is hovering around works against that objective.  Thankfully, most of them "get it".

Hi Jennifer, lately I'm also finding that some agents are sabotaging their client's listings.. by not answering the phones!!  I showed 3 houses yesterday and I had to call 2 of the agents more than 3 times to get an appointment.  That is just the most recent example.  I would have moved on to other listings, but my clients were very excited about these 2 homes and wanted to get in, so I kept calling!

Jennifer, all very valid points! I know sometimes leaving the home is not possible, for a variety of reasons, so step outside and go in the back yard, just not inside or within ear shot. I have 2 right now that do not have lock boxes, and I have to be committed to getting it shown as needed. One is due to an alarm system, the homeowner is not comfortable with giving the code out to other realtors. The other is due to a near blind and deaf dog who may respond in a not so nice fashion to anyone whose smell he doesn't recognize. As he has never been caged and is rather large... well... the home owner has to be ready, as do I. However these are not the norm.

And Becky is right too, if you can't get a call back from the agents to even find out about how to get in... there is 2 strikes, a homeowner that makes a showing tough, and an agent that completes the picture.

Jennifer, I just love the ones who follow you around like they're afraid you're going to steal the family silver or something!  That's probably my number one pet peeve about sellers!
