Many sellers go through the process of preparing their home for sale and sign a contract with a real estate agent. But then, undermine the process by:
- Not allowing the agent to do a broker's open house
- Requiring several days notice to schedule a showing appointment
- Insist on being present at all showings
- Does not give a potential buyer a chance to appreciate space because of being ever present.
1. So why would you want your agent to conduct a broker's open house?
- This give the local agents the opportunity to examine the property,and sometimes right away the agent can think of a prospect that the house would appeal to. It is much easier to sell a house you have toured.
2. Why is access so important?
- Just look around, there are many properties on the market and if access is difficult both buyer and agent will move on.
3. Why is it not a good idea for the homeowner to be present for the showing?
- FRANKLY IT IS AWKWARD FOR THE POTENTIAL BUYER. IT IS NOT EASY OPENING CLOSETS OR CUPBOARDS IF THE HOMEOWNER IS STANDING RIGHT THERE.
- YOU MIGHT THINK TELLING THE POTENTIAL BUYER ALL ABOUT THE HOUSE IS A GREAT IDEA IT IS NOT. YOU ARE WEAKENING YOUR NEGOTIATION POSITION AND AT THE SAME TIME MAKING THE POTENTIAL BUYER UNCOMFORTABLE.
So if your home is not selling or did not sell these are possible reasons.

So true, Jennifer about the sellers being home.
The buyers will look quickly and get out. They don't have a chance to imagine their furniture in there. They feel uncomfortable. In this market if they want to sell, they need to go for a walk or something.
