: Condos & Lofts, Olde Towne East
Two weeks ago I went through the Broadwin and ran into Joe Rechie, the Developer of the Broadwin, 1312 East Broad in Olde Towne East, and Jeffrey Place. First, let me say that I can't get over what a nice guy Joe is. Not in a smarmy real estate tycoon way either, genuinely nice, genuinely interested and in love with his projects and able to intelligently speak about the market and every
detail of his projects. He was very gracious when my monthly condo hop stopped at Jeffery Place last year and I've encountered him several times. This last time, he told me about the time that he, his wife and their young child bought a home in Woodland Park but it wasn't so much a home as it was a retirement home with an unbelievable amount of rooms and bathrooms to gut or rehab. I was glad to hear that he started out in the neighborhood in which he is rehabbing this building.
As of that conversation, they had 27 of the 43 units sold and several in various stages of in-between. From the outside, it doesn't appear that much has been going on but on the inside you'll find that much of the electric and HVAC has been done and the condos are beginning to come together.
It really is a great building and these have, since they came on the market quite some time ago, always been an attractive deal on a $/sq ft basis. Also, how many 3 bedroom condos can you find?
They have 8 floors and 7 floor plans but according to their web site, only have 1 & 2 bedroom plans left. Did I mention the 12 year tax abatement or attached parking garage?
