RANT: LISTING AGENTS -- If you can't service your listing, refer it to someone who can!

ATTENTION: SELLERS! This is why it's important for you to choose your agent carefully, and to check out how your property is promoted for sale. If you're selling your property as a short sale, all the more important that the listing reaches the widest possible market.

For two days, I tried to get hold of several listing agents of separate properties in downtown Hayward CA. Because I wanted to group similar properties to show to my clients, I tried to line up all the listings in which they may be interested.

RANT #1. Out-of-area listing agent. The listing showed up on REALTOR.com, but not on our local MLS, or in the MLS Alliance of different area boards. Tried to track down the listing agent by typing in the address of the property. It shows up on Redfin as listed by a company called San Felipe Realty and Mortgage --- in Sacramento ----  100 miles away! Tried to locate the listing on their website --- no listings featured. Tried to call. No answer. There's no fax or email either. No remarks on REALTOR.com regarding special instructions to make appointment or for submitting offers, or what type of listing this is (short sale? REO?)

RANT #2. Assistant Realtor? Called the listing office. Was transferred to a cell phone. At 2:00 pm, after speaking with listing agent who said he has someone else handling the listing, I called the number he gave me, left message that I want to show the listing the following day. The next morning, at 11 am, I called again. As of 11 pm that evening, still no response. I emailed the listing agent that my clients are writing an offer on another property since this listing agent and his "assistant" were unresponsive.

RANT #3. No call back. NADA. Called two other agents on two other properties. Left messages that I would like to show the properties. Two follow up calls later, still no response.

RANT #4. More out-of-area listing agents. Their listings don't show up on the local MLS. Their MLS isn't affiliated with ours. And when their listings show up on REALTOR.com, there are no pictures, no instructions. And contact info is incomplete: no email, no fax, no website.

WHAT IS THE MATTER WITH THESE PEOPLE? They're some of the reasons REALTORs get a bad name!

If they can't service their listings, refer them to local realtors who can!

UPDATE:  Was shocked to find out that one of this unresponsive and irresponsible agents is the broker himself!

We see this some in our area, but not as bad as your experience.  It is usually with the REO and/or foreclosed agents.

I think a huge problem we have is part time agents.  I am hearing more complaints about agent availablity as the market worsens.

It is so frustrating when this happens, but I'm blessed...it doesn't happen that much here...and I'm serious, we have a lot of very committed agents in our area. I've noticed it does happen on certain types of properties, so if you are showing a batch in the same vein, so to speak, you end up with your scenario. It's usually because there are already multiple offers and the agent doesn't bother to call back. Not very nice, but it's the same answer for me. I wouldn't show it anyway because my clients generally don't want to be in multiple offers in this market.

Go find them a house for the ones who do reply, Pacita - you can do it!! Keep being the great pro you are!!

Fernando --- guess I'll have to prepare my clients that if we're going to have difficulty showing the property that we'll have even more difficulties in getting a response to an offer.

Missy --- full mail boxes. I forgot all about that. I try to do texting, but I never know if the agent's phone has that capability.

Joe --- If the out-of-area listing was available for viewing, I'd still do it as long as I can get hold of the agent. But if, after two attempts at contacting the agent, I get nowhere, then I have a legitimate reason for not showing the listing.

Bob --- thank your lucky stars you don't have this problem yet.

Damon --- you may be right about the part-time agents. Guess they forgot full time agents work on weekends.

Dawn --- all I can say is, "Onward, soldiers!"

If the foreclosures were handled by the local Realtors, they will sell faster and perhaps better, servicing in any industry is the key to a good sound business. sticking a for sale sign on the lawn and moving on is not the right strategy to sell distress properties, we all suffer as a result of this tactics, the home buyer, the other Realtors, the neighbords, the lender, the investor and so on. If we cannot even get into the property, imagine what would happen if we were lucky enough to get into escrow with this company or the listing agent. It will extend the nightmare and will costs us a client. We could make this so much easier... if we just do our jobs!

I don't understand it either - and it makes me VERY tempted to call the owner and ask "do you know what kind of agent you hired, I don't think they want to sell your property!!!"

Antonio --- good REALTORS recognize the value of good service which includes good communication skills. I'm afraid some agents don't recognize nor do they attempt to be good. Those kinds of agents aren't going anywhere but down, and out!

Malita --- maybe some other agents have anonymously sent the owner copies of the posting with a question mark "Is this how you want to be represented?"

Sandy --- As of this comment, still no response. I'm calling the brokers next.

Another thing: RESEARCH YOUR PROPERTY BEFORE YOU LIST and put accurate info.

I'm in escrow right now with a property the LA didn't put the right parcel # and also didn't disclose a 2000+ sewer assessment. 

I included in the contract that seller clears all outstanding liens prior to close -- but geez louise  . . .

Pacita -- It's 8:35 p.m. and I am still waiting to get callback from a listing agent I called at 10 this morning for a showing appt. for tomorrow. Actually, I called the office first and they did not even have any record of the showing instructions!  They referred me to the LA who is MIA!  I wonder if the seller knows the agent and agency they chose to sell their home is not prepared to do so! It just infuriates me! Oh, and by the way, there was only ONE picture of the house on the listing.  It's been listed 5 days!

Barbara --- it's so painful to think of these folks as professionals. At least that agent posted one picture. The others don't bother. What i do is locate old listings that have pictures and I send those to my client with a note that "this is what it USED to look like when it was sold"

Pacita - I feel your pain...and I am ranting with you!!  This week I've been told "the agent is on vacation", "the mailbox is full",  and best yet....the listing is "closed - in June" yet still active in MLS.  Grrrrrrrrrr

Christine --- When I called an out-of-area agent, he told me that the property is now pending. I said it's still showing as Active on REALTOR.com. He huffed that he can't do anything about that. He apparently didn't know that once he changes the status of the listing to pending, it is automatically taken off REALTOR.com

Me: When will they be there?

Agent:  I really don't have time.  Tell you what, I'll mail you the keys and you can put them in the lockbox when you show the house!

Me: I don't think so.
