Good home inspectors will use all their senses while inspecting a property. The other day, while inspecting a more "experienced" property in Brentwood, I could complete home inspections brentwood tnfeel that the master bath area had a noticeable slope. Mental note to self - something is definitely amiss under the house.

Needless to say, what a mess! Some hard working "tradesman" had tried to jack the floor up using screw jacks and cinder blocks in lieu of proper foundation pads. I hate seeing these because as the house goes through cycles, the cinder blocks will sink into the ground rendering the jacks ineffective. Notice the grey jack! The other jacks did not have enough "oomph" to stabiize the damaged area as one of the pads was starting to crack.

Installations such as this are considered "temporary" repairs and should be reviewed by a specialist in the appropriate trade. The funny thing about this inspection was that the potential home owner really debated on whether to get an inspection in the first place. The money I saved these folks more than paid for my services.

A good home inspection company will not cost you money, it will save you in the long run. As there is rather extensive damage to this area, the repairs will run into the thousands...

These type of correction on a homes foundation is really expensive. The customer Im sure is loving you for this, the agent maybe not so much.

I have yet to see a home inspection that was not worth the investment even if there was "nothing wrong."  The trivial amount of money spent compared to the total amount is nothing more than a blip on the radar screen.....and yes, even on "new Homes."

I agree house inspections are so important.  They give the buyer and buyer's agent "peace of mind."

I had a buyer who was ready to sign off on their newly built home when we brought in a home inspector for a final check.  He discovered that there were no additional supports under the new oversized jacuzzi tub in the bathroom.  He figured as soon as the tub was filled with water it would fall through the floor.  Needless to saying closing was delayed until the repair was made (oh and about a dozen others as well)

Wow, I ALWAYS recommend the home inspection.  It protects my buyers and reveals to them things they cannot always see or know.  Home inspectors in our area do a great job!

Yikes, scary stuff there. I had one couple who were so short on cash that I paid for the home inspection. I refused to let them not have one. No way, what if something was really wrong? I just could never forgive myself.

I often have clients debate whether or not to have an inspection when the market is going hot and heavy... I will save this post to show them just why they need a good inspector such as yourself... with a 6th sense.  I wish all inspectors had this instinct... I know the ones on our short list do.

That photo gave me the shivers Michael!  sheesh!

As with any trade or business; there are those who are dedicated to service, and then there are those who are dedicated to CYA!  I have dealt with both, personally and professionally - and I say the same that I said in a different post.....

Good Home Inspectors Are Worth Their Weight In Gold!!

Great job in posting on why buyers need an inspector. They can find hidden defects that the average Joe buyer can't see. Gee that one was a life saver for the buyers. Did they move forward?

Michael, except for finding the human mole who could fit into the crawl space, it seems like it wouldn't be much harder to fix it right the first time.

OK. . . that's scary stuff there.  I'm surprised the home is still standing after this type of "repair".

It seems there are folks out there that do not understand the value a home inspection adds to their home purchase.

Mike,

Great to pick it up on a home inspection but was something like this disclosed to the buyer when they put in their offer?

I love this and it hit home.  I went in a house yesterday that had three engineers fix and it looked very similar.

and it was supposedly fixed.

Is this a case were experience is not a good thing? Experienced homes can be a problem.

Michael,

That is some nice workmanship. You should have taken the jacks, might be handy when working on the car.

Michael that is a mess. I am glad they had the home inspected, that would have caused them a world of hurt and big expense they would not have planned for.Spending a few hundred dollars is well worth the money.
