Cleveland Real Estate Comedy -- Seller Tells Buyer's Agent Full Price or Bust

Haven't heard of Cleveland Real Estate Comedy?  Me either.  I just coined it as an attention grabber as the old saying goes: Life is Stranger Than Fiction!

Just when I thought I have seen it all. Hey, wait a minute, I know better than that. One always knows that just when one has thought they have seen it all, something else trumps it and takes the cake.

I was setting up appointments for a buyer of mine this past week and ran across a limited service agreement I would surmise as the showing instructions say to call the seller for showings.

I call the seller, leave a message and when we finally speak:

seller: "Don't bring me any of those cheap offers." 

me: "What do you mean by cheap offers?"

seller: "I want full price for my house, I'm putting in granite countertops next week and I want full price and won't take anything less."

me:  "Alrighty then...I will pass your statement along to my buyer and see if they still want to setup an appointment."

So...what do you think this seller's listing agent would think if they knew the seller was telling prospective buyer agents setting up appointments they want full price?

I am always amazed at what I see on a daily basis.

One thing I can almost universally tell you, the overwhelming majority of sellers don't have a clue on what to say, what not to say, how to interact or not interact with buyers, how to market their homes, and how real estate works in great detail the way a skilled, competent and experienced agent does.

After all, if you hire an agent, you should heed their advice, ensure they are doing their job, be a mutual partner, but don't drive the bus if you don't have a commercial driver's license -- or in this case, a real estate license with millions of dollars of sales under your belt and years of experience.

Hee hee!  I would send him a lowball and tell the list agent "let the negotiations begin".  Even if your buyer didn't want the house ;)

Did you tell the Seller that your Client doesn't like granite countertops because of the radon concern, so they wouldn't be coming by to see the house after all? LOL

Chris, in this case, the seller got what he paid for. He made it into the MLS so that you could call him but didn't get or want advise from a selling agent. Must be hard for him to be that smart. LOL
