New Office Blues

Coming from a renowned real estate office, I'm having a bit of trouble getting this one going. The phones are not ringing off the hook.

When I started here there really was no one around. No one really running the joint for about a year or so. So needless to say I needed to all paperwork updated. Created paperwork that I felt we needed. Went through files to make sure all was in order. They were a one point buying leads but had discontinued that. So I exhausted what we did have and mailed to them. No more calling!! have worked the expired, fsbo's & cancelled, door to door, flyers out and about. Have now started a web site. Still waiting to get the MLS on it. (they are slow) And now in the process of designing a display ad for the local paper. Short of standing out on the highway with a big sign that says "LIST OR BUY WITH ME" not sure what more I can do. Thinking of buying leads again. Not sure if the expense is worth it.

What I am getting at, is there any fresh ideas out there that you have used that has worked? We are a small company without the big name!

I think I may just go get my brokers license, lord knows I think I could do it!

Lynn-My personal opinion, buying leads are a waste of money.  I also work for a small company, we got a lot of activity from a large ad in the yellow pages.  It is very costly, buy it was worth it.
