Occasionally I have a Client who has not only visited the property he's buying -- many times -- but he's also done a lot of inspecting and testing.
For example, a recent Client reported on the phone while making the appointment that the plumbing appeared fine, and he knew about the Zinsco electric panels, but that he needed someone who would not only give everything a serious once-over but would also "crawl under the house and look around." Well, I do more than just look around when I crawl under the house, but I knew what he meant.
Crawling under the house is always the last thing I do since I usually get pretty dirty and I'm able to see if the water and sewer pipes have leaked while I was running water at the sinks, bathtubs, showers, and toilets.
At this home, when I crawled under the house, here is what I found:
Dark areas on cast iron pipes, as well as dark soil, usually indicate that something is leaking, as it was here.
Just because the sinks drain well doesn't mean that the sewer plumbing is in good shape. It is a start, though....
You have the best job in the world. Good grief, no complaints from me anymore. I run into plenty of yuk...but I don't have to crawl under houses and find that....or snakes. I love inspectors....
I NEVER go under a house any longer. Crawl spaces are no spaces for me. The LAST one I went under had about 3 inches of clearance over my back. After squeezing through the opening a child would have problems I made an easy 25 feet watching for some of the ugly spiders we have in dark damp places in the south. As I knocked a web down with my flashlight -- whoops,, not a web but a very upset copperhead. Thank God the head on a 5 cell Maglight was much tougher than a copperhead's head. That big boy (OK,, less than 3') is probably still in there. I made great time in reverse as I could not see if any of his friends were behind me waiting on vengence. I'm not afraid of snakes if we BOTH have an exit-- but hate it when they are POed at me and can move faster than I.
That is one cute Kitty Contortionist! I am HOLDING MY BREATH for an inspection for fear of what will show up in that under-the-house crawl around. House was vacant, pipes froze, the water's been off ever since, seller is out of state and out of money and short selling. I have a feeling that plumbing issues are far more extensive than anyone knows and are going to torpedo the deal! Your photos have given a sharp visual image to my fears, thanks! I think...

Hey, Suzanne - As much as I like wildlife, the only thing I've ever found under a house were black widow spiders, a couple of feral cats, and a person. Yep, I found a homeless person living under a vacant house last summer.

Hey, Ashley - I'm only thorough when someone pays me to be thorough. If the other party paid me more to not be so thorough... hmmmmm. I see a new service - LOL.
Hey, Janna - You already know that some pipes froze, so you already have a pretty good idea of significant plumbing issues. I don't have too much of a problem with freezing pipes down here - LOL.
