Home appliances are components that most inspectors will check during a home inspection, but are often not a required part of the inspection. Most Standards of Practice do not mention house hold appliances or exclude them from the inspection.

I do check the kitchen appliances during the inspection. The cook top is where I frequently find a problem, specifically the clearance to the microwave-range hood.

The minimum clearance should be 24 inches to the bottom of the hood -microwave unless the manufacturers installation instructions state otherwise.

This is problematic during an inspection since the installation instructions are almost never available for reference. The only thing to do is go by the known standard and let the homeowners produce, if they have them, the installation instructions.

Sometimes the defect is very obvious such as in the first photo. This microwave was so close to the cook top a larger pot would not fit underneath. When viewing the underside it was apparent some melting was occurring. Not good!

The second micro - hood looks okay, but the tale of the tape says different. This was also a brand new unit in a vacant condo so there were no signs to indicate if a problem might potentially exist.

This may seem like a small issue, but damage to the microwave-range hood or even a fire could occur if left uncorrected. It is always best to cook food not your range hood for dinner.

Dang, and I did so want to set the table with roast of rangehood tonight. Kate

PS You are right, I keep the guide books and toss the installation instructions.

James,

Thanks for this information.  It would seem those microwaves so close to the stove you get extremely hot and the steam can't be that good for them either.

Hi James,

Thanks for the information! I actually never thought about the clearance issue. Glad I know now as it is important to avoid a fire. Thanks again! All the best!

I am always amazed at the appliances.  This is one obvious place to concentrate if selling a home

Let me see if I understand.  You are suggesting that we cook to a higher standard?

My cook top is in the island in the center of the kitchen.  How high should the microwave be over that?

I've always wondered about the wisdom of placing a microwave above a stove and you are right in that they are often SO close to the stove.  I'm glad a home inspector agrees with me.  However, lots of people never use the stove!!!

Guess this is a problem with a lot of homes where the owners put in a microwave after the builder left.

Roy, It's not always obvious what's wrong.

Kate, Roast squirrel would be much tastier than range.

Richard, I would certainly agree.

Carol, Thanks, I love doing them.

Matt, Happy you learned something.

Marilyn, It sure is.

Shelton, I like to concentrate on everything one step at a time.

Jay, Why would the location make any difference?

Barbara, It's funny you say no one uses the stove. I had a young couple the other day who were only concerned the microwaved worked. The wife said it's how she cooks most of her meals!

Bob & Carolin, Yes I think this happens a lot when a replacement is put in.

Nutsy, I can teach you how to be cooked.

Mr James,

One tip for you: Barbecues can melt vinyl siding. You heard that first from Nutsy. No thanks required. Nutsy understands fires.

Nutsy, That's old news, but since you're a novice I can understand your ignorance.
