All hail the power of Active Rain- to make a short story long, the MO Broker (that would be me) was in need of a live body in St. Louis. Not as strange as it sounds.
I could go several different ways with this post but I am going to choose to brag on a peer from the RAIN (now favorite agent in St Louis- who is going to get all my referral business- however limited that may be in his area)
I am working as a Buyers Agent for a guy purchasing with a FHA loan. The lender has postponed closing once already over something the underwriters questioned on the appraisal. No problem, wish we had know earlier but got it taken care of and were back on schedule with in a day.
Monday, I got a call that underwritters want a copy of the divorce decree- (you know the one I asked if they were going to need three weeks ago and was told NO- the one that took place 20 years ago in - you guess it in St. Louis)
Note to readers, don't shop on line for a free record, they all take you to sites that charge a bunch of $$. My buyer was beyond frustrated, almost to the point of thinking it couldn't be done. I called the St Louis,County Court House, (314-615-8015- dept of records) in this case the records are on file off site and will be sent over. Good news is a two day delay, bad news they can't e-mail or fax, you have to pick up in person or have it sent by snail mail.
This is where Tim Tanz gets to be my hero. Not only did Tim return my bizarre call, he offered to personally pick up the file and fax it to me. I asked for an addy to send him a check to cover the costs and he said, wait till we see how much it is.- what a guy- I know the court house is only going to charge about twenty bucks, but still, would you front another agent your gas money to keep a deal moving towards closing?
I have not meet Tim in person but from the way he handled my phone call, I know I would recommend him to customers in the area.
