Although San Diego County real estate is quite active, the number of visitors to my Growth Leader web site fell to 35 visitors in my fifteenth week.
Maybe with time time running out on the $8,000 Federal tax credit, and lots of great bargains in the under $500,000 market, perhaps many are looking for as much home as they can afford, which usually means a starter single family residence rather than a condominium. Since my speciality is the 39 condominium complexes in Mission Vally, it wouldn't be surprising to see people searching for single family homes rather than condominiums. Of course, for the amenities that come with a condominium complex -- swimming pool, spa, tennis courts, fitness centers, outdoor grills and picnic areas, etc. -- the same price for a single family residence here in San Diego won't get you all of that.
Two of my 35 visitors are active prospects, bringing my total to 13, and one of those active prospects will be in town this weekend -- originally scheduled for tomorrow -- to look at properties. I am in regular contact with two of my other active prospects, so they might be close to looking at some properties, too.
I also had an inactive prospect return to my site but have not been successul in actually making contact with him.
It's a great time to buy in San Diego because I think we might have hit the bottom about six months ago. Home sales month over month have been up for 12 consecutive months, and prices have been up or flat for 6 consecutive months. July statistics won't be out for another week or so, but I expect them to be up again, making it 13 and 7.
Condominiums make great homes here in San Diego -- including second homes and vacation homes -- so if you know someone moving here or wanting to buy a second home here, please contact me.
