In July 2009 there were 54 homes sold in Encinitas (an 8% increase in sales over June). Here's the breakdown of overall activity.

Home sales rose again in July in the Encinitas real estate market, but less so than June (which was a significant 43% increase over May's sales). Days on market remained about the same as did the average sales price overall. 3 of the 13 attached homes that sold in July were bank-owned properties.
There were 31 homes with a Contingent status at the end of July (i.e., short sale and REO homes having offers that are being considered by the lenders), 1/3 more than in June. These homes are still considered Active and are included in the overall active statistics.
At the end of July 2009 the Encinitas real estate market had 255 homes for sale, 1 more than in June. This represents an inventory of 4.3 months for attached homes, about the same as June, and 7.6 months for detached homes at the current rate of sales, a decrease from 8.8 months in June (based on a 6-month period).

69 Encinitas homes came on the market in June (56 detached and 13 attached), compared to 66 the previous month, with 44 going pending during the same time period (30 detached, 14 attached), a decrease of 17% from June.
These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain.
Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better index of what is happening in the Encinitas real estate market. Hi Jeff, Looks like the condo market is beginning to respond positively in Encinitas. Sales up, prices look more stable and that bodes well for the rest of the summer market that will most likley take us into fall with good numbers. Overall, an encourging report.
