Listing Agents or Buyers Agents?

Doctors specialize and so do most Atlanta real estate agents.  Some Atlanta real estate agents only list homes, and others will only work as buyers agents. There are agents that only like to sell Atlanta commercial real estate,  but that is not my cup of tea.  Personally, I prefer buyers in this market.  Don't get me wrong, we are very successful on the listing agent side, but this is a very different Atlanta real estate market.  In this market, Atlanta home buyers are easier to work with and require less time as long as they stay focused and listen to your advice.  The biggest mistake an Atlanta home buyer can make is to listen to neighbors, co-workers, hairdressers for real estate advice.  It is like the person that goes to their minister and asks them the best way to tune up their car engine - it is just pointless advice. Keeping a buyer focused, informed, educated, and excited about the real prospects is real challenge that is so rewarding when everything comes together.

Being an Atlanta listing agent can be fun also.  It prepares you to be a better buyers agent when you understand both side of the deal.  In this market, it is very difficult, because most Atlanta home sellers do not want to hear the truth.  They do not want anyone to confirm they are upside down, and they want someone else to bail them out.  That translates to almost a constant harassment if you are the listing agent.  Constant calls of what are you doing to sell my home is the tune of the day. When a low offer or appraisal comes in, the Atlanta listing agent is looked at immediate to drop their commission.  That hurts after all the work has been done to produce that buyer, and negotiate the deal through the mine field.

I'm strictly a listing agent because I love to do the marketing of homes.  But, I have a very strong buyer agent partner so that anyone who contacts us can count on personal representation on either side of a transaction.  For us, it's about playing to our strengths and I'd like to think that our clients reap the benefits of that plan.

I am strictly a listing agent. I love to work from home, I love to work at my computer and take care of my homeschool and family. I love to blog and write. I get most of my listings from absentee owners over the phone and email. I love the time that I save so that I can service our listings better. To me it is about my business model. I have done both and now after many years in the business I always go back to what my first mentor taught me, the power is in the listing. Katerina

Hi Jim....I too shifted to work with my Buyers after the Sky Fell in last Sept. Idid get listings, but only with Sellers that Took my Recommended list Price, I actually Canceled several Listings, because Sellers where in denial...Oh how that has all Changed here. I'm back working with Sellers and prospecting for Listings, I like The Marketing and Working with Sellers. With Listing I get more leverage, with Buyers I limited to working with only a few at a time.

Jim, you must shift with the Market, if Buyers are in, go for it :O)

Jim, I prefer to be a Buyers Agent.  It was a choice I made after my first 3 listings in my first year of real estate.  I love buyers.  I love their excitement, the challenge of finding them the "perfect" home, the glow in their faces.  Not to say that sellers are not good sweet people too, but the thrill of it for me is seeing a young first time buyer get the home of their dreams.  Or a grandmother getting to move down the block from the new grandchild. 

Buyers equate happy to me.  Even though every deal may have its "drama"  I still love the buyers side and its my choice to make where I spend my time.  :)
