Miami-Dade Market Update for Horse Properties - 2007 to Date

Much like the rest of Miami-Dade county, horse properties are moving off the market more quickly in the lower end of the price ranges available, yet not moving at all at the upper end. Available listing are currently priced from the $500,000s up to the $5,000,000s, with an average list price of $1,500,000.  The most interesting point taken from this information is that the average list price is HIGHER than all 7 listings that have sold and/or are under contract in 2007.  This indicates that there is a very large supply of upper level properties, while the lower priced ones are still moving.

Current Active Horse Property Listings in Miami-Dade

  • 30 Current Active Listings in Miami Dade ranging from $500,000 to $5,500,000
  • 7 Listings have Expired, or been Canceled
  • 2 Listings are currently in contract pending sale, the List Prices were between $700,000 and $795,000 and were in contract after being on the market for 120 Days
  • 5 Listings have CLOSED in 2007, ranging from $600,000 to $1,300,0000 at 93% of list price and 60 Days on the Market

Janie -I read an intersting article today saying "unique" properties are not as adversely affected byt he market - your stats seem to show that. Your horse properties are selling at twice the rate of the market.

whoopee!  We need it we need it!  The great thing about horse properties is that if you have horses, you have to house them and therefore you have to find a horse property.  That is why the lower end properties are still selling, they are the better option for the buyers right now.  Thanks for your insight, Beth!
